PVB the new DVC?

I really like the concept of connecting studios but do agree that the bungalows seem a bit "out of your league" for average DVC'er.
 
I agree that this marks a point where we will mostly see studio construction in the future, and DVC will change from vacation homes to vacation hotels.

Didn't they do this already? They took out one of the bed's in the Polynesian rooms, put in a sleeper sofa, and made the bathroom a little bigger (taking away living space). Kitchenette?????? The rooms already had this.

DVC-Poly is vacation hotels. It is totally unlike everything DVC was.

In virtually every sense, buying into the Poly is just prepaying your hotel bill. (This was always partially true, I guess, but now its almost totally true)

In the last construction project there were very few studios. The poly has almost all studios. My comment referred to the future construction, where I believe the poly construction marks the turning point of favoring studios.

I would agree on the comment of buying into the poly is pre paid hotel room if poly owners were not able to book at the other resorts, but they are.

It just depends which home resort priority you want. Good luck getting in poly for christmas if you don't own. Aint gonna happen.

It's really hard to say. Perhaps it was just DVC deciding to minimize build costs and thus maximize margins with a build it and they will come mentality. (which will probably work). Although studios are the most popular it's followed by 2BR's and then by 1BR's and for the most part they are all occupied which is all that Disney cares about.

But - with only studios they suddenly have greater occupancy. In a space that historically took the space of 3 studios they had occupancy of 8 or 9. Now that same space will have an occupancy of 15 at the Poly. Pretty sweet for Disney but not necessarily so sweet for members and also not necessarily what members wanted.
 

Over the past 5-6 years, starting with BLT and continuing with VGC and VGF, we've seen not only the ongoing increase in the purchase price per point, but point inflation in regards to the number of points required to book a reservation.

Each time, people took to the boards to complain about Disney's focus on profits, and each time, the resort has been generally successful.

I think PVB will be the same way.

People are going to want to own DVC at the Poly. I think the location and the love people appear to have for this resort will make it successful, among other reasons. The 20 bungalows on the water will be a draw, and since studios are the first booked room type, the fact that there aren't any 1-BR units won't bother a lot of folks.

I wonder how long it will take for this to sell-out and for DVC to announce an expansion of PVB?

This post is well written and I think DVC Mike is correct in his assessment of PVB.

Some of us purchased DVC not for the larger units but for a way to afford to stay in deluxe resorts and studios. Yes, we prepaid for hotel rooms, but it works for us.
 
I also don't think there's a single DVC where a 2BR requires the points of 3 studios. So with PVB more points to sell too.
 
If wealthy people were going to splurge, they'd splurge on club level accommodations and suites. Not a pretty room over mosquito infested swamp water a hike and a half away from humanity. Just my opinion...maybe I'm wrong.

I agree with this as well. The points or cost is crazy high.

We generally prefer the DVC properties not attached to a park - OKW, SSR, AKV, VWL - but the Poly has always been a dream for us. I could never justify the points for a night in a bungalow. And although I may try to get a few nights in a studio if it is just DH and I, everyone else will be doing the same at the 7 mo mark. Those that have said the studios will bE in high demand and the bungalows not are dead on. Although VGF is also expensive for a second bdrm, it is doable as a splurge. The Poly is not!

The more money a company makes, the greedier they get.
We also have a new SVP for DVD/DVC trying to prove his worth. Hard to follow someone who got fired and the next executive in charge only lasted 18 months and got moved to France. The pressure must be on!

I'd think that this unique decision for a DVC resort and the effect on numbers played a good part in convincing Disney to turn over 3 Poly longhouses to DVC. Perhaps also why when they started construction it was either one or two longhouses and then was upped to three.

I think it will take 2 years and I don't think a 2nd phase will that long to be announced. Maybe with in a year. I think the second phase will be new construction with mostly 2 bedroom lock offs. Just my 2 cents.

One of the sales documents shows phase 2 as being the other longhouses that are being converted. No new build.

Could this be a big factor in the dues? If DVC rooms have 50% of the guests for the year, wouldn't PVB owners pay 50% of the cost for shared resources?

Yep, it might be. ::yes::

The higher occupancy at BLT vs CR was part of the justification for one of first higher percentage increases where a higher percentage of resort resources were allocated to BLT owners. I think it's likely they are assuming the same for PVB.
 
PVB seems so out of whack, is this the new direction for DVC or the end of Potrock?

I too think the bungalows are outrageous, but I'm guessing Disney thinks they can fill them with DVC members or $2900 per night cash guests.

My thoughts are - what's next? Underwater rooms at Bay Lake? :lmao:
BLT, VGF, Poly are those deluxe resorts. I guess that Yacht club could be converted to DVC. Once the premium sites are taken, building a DVC at Fort Wilderness would seem like a step down in price point. Maybe it will be a treehouse villa type of setting.

I'm really happy I own at BWV. Can't imagine paying these price points and number of needed points for these rooms.

Things can change but plans are years in the making. Sales will dictate the future, I see DVD saving money by using existing long houses and making decisions that make them the most money.

Hmmmm - if it does well enough maybe Poly will become the first monorail resort that is all DVC. :scratchin No convention center that would mean giving up convention revenue like the CR or GF.

I doubt they would do that but I wouldn't be surprised to see one of those towers go up.
