Put my aulani offer in

The realtor asked me if I would offer anymore- I offered an an additional 2$ per point.
 
Are you wanting to go to Hawaii? And when you make and offer that has banked points, know that closing in Hawaii with an international seller will take several months. I made an offer in September and recorded in March. No hiccups in the process but did have a hiccup getting the lines straight between disney and escrow and didnt get a member number until April. If you aren't actually interested in visiting Aulani and/or wanted to book a trip with your points for a trip next year, factor in a potentially long close.

We had a planned Oct 16 vacay and thought that we would have time to use our own points but we ended up renting one more time. In the end, it all worked out and we are getting an xmas trip at Aulani BUT the week before Xmas because even in the owner window, xmas to NY is GONE at 11 months.

Yes i love Aulani - we would book a trip for 2017 to use the banked points. It took 7 months to close? How long were you tied up in ROFR?

I can't remember but not more than 30 days. We paid in December when we returned our paperwork if that is an indication. Then I called escrow to tell them I sent the payment and they said to not rush basically because the sellers were Japanese (I'm assuming yours are too if its aulani) that it would be many weeks before their docs would be back. They have to go to the embassy in person or something and that requires an appointment and travel of course and then they send them on like a canoe all the way back to hawaii or something. : ) And YOU stay on escrow like white on rice because that's where I went wrong. Your broker won't do much. I called to inquire, because I was nervous about missing the windows to book, and they looked it up and said- can't find it- couldn't find it because it had recorded 3 days before. The broker sent me a Congratulations email like a week after that!! Then Hawaii escrow didn't send the paperwork to Disney. I called Disney a couple times to check and finally after weeks, calls and emails to escrow and the broker they figured out what they had done wrong but then sent me an email saying- the good news is that now they know and they can fix it for the next customer- You're welcome. hahaha

So many common issues. Our seller was also from Japan and needed extra time for translation service. Our ROFR was less than 30 days, but it took almost 6 months to close. And like you, our broker wouldn't do much either, except point fingers at the title company.
