Poly Tower Speculation

Has anyone seen anything, building permits, floor plans, engineering drawings....
Does anyone know how these are released, is there a place on the comptroller website
At some legally required time prior to beginning sales, some of those documents will be filed with the Orange County Comptroller. That seems to be the first time that floor plans were available.
 
The other big question is how many studios will there be in PVB2? I don't know if I'd want to own there if I had difficulty getting a studio (like I now do with VGF1 Deluxe Studios in the home resort priority period). I'd like the knowledge that I could grab a PVB1 studio at say, New Years, if I needed to and not have to compete at 7 months with everyone else.

Wow, never thought of this problem. If they don’t follow the typical amount of studios, there may be a lot of very angry people once PVB2 sells out. 🍿

I understand that, however, prior to the first ounce of concrete being poured someone had to issue a building permit…..
which would require someone to submit engineering plans….
i believe those are public record…..
i‘m not going to submit a FOIA request to get them, but I was hoping they care hidden somewhere public available without taking a ride to town hall…

But why would they want to spend money to buy more points, just to sit on them, while trying to sell…my guess…2 million new points deeded to the new tower?

Again, they may decide to roll it in but it won’t be because they believe it would be good for current PVB owners. The only reason I can think of is being able to market the 11 month window for bungalows but not sure that seems that big of a deal.

The bigger problem for me is they have worked hard…starting in 2012…to do things to differentiate resale and direct, with the biggest move being restrictions.

Building a brand new resort from ground up only to abandon them, especially when FW cabins are coming on line too, just doesn’t seem to fit with the long term strategy that the changes have implied.

I also think it blows the commitment to that strategy out of the water, especially since they did do it for VDH..which, does support it’s still something they want to happen. People will start gambling that it’s a bluff

Now, the announcement of the cabins as the 17th resort when still not giving details about this is odd and I’m not sure how to read that.

I wonder how many points of PVB are resold and go to ROFR in a month. They can do nothing and let those in ROFR get a bargain or they could make $40-50 per point on that amount.

Knowing Disney has a huge expense for the remaining 1/3 of Hulu due early next year, Disney may opt to not even use ROFR (IF Tower were decided to be part of PVB).

Market will drive up the PVB resale prices so fast that Disney would see people buying tower direct.

We are on the fence waiting their decision. If same resort, we will sell other points and buy points direct because we want to be able to use them at RIV, VDH, and future resorts. If tower is PVB2, we need to see the breakdown on rooms to make sure we won’t need a fixed week. Unfortunately we change our vacation habits every year so competing for too few studios or duo studios would be a dealbreaker for us. Getting concerned by the images @ehh shared.

I feel the same. But here is a simple theorem: a new DVC property at an existing one will be part of a new association when there is one or more new facilities built (refurb of existing ones don’t count as new facility).

…Fort Wilderness Cabins will be 17th simply because they will be completed and on sale sooner than The Towers at Polynesian…which will be 18th (if the theorem holds true).

I honestly don't think the decision has been made yet. The long term plan was obviously restricted, but that doesn't seem to going to plan, and boy is this a LOT of points they are sitting on in a year.

Not sure what you mean not going to plan? They added restrictions to VDH. But, it is possible they haven’t decided it yet..

I think it's safe to say that AUL, RIV, and VGF2 still not sold out was not the plan.

Ahh….but not sure that relates to association decision. . Price is what is causing sales to move in the right direction For VGF and RIV.

And, AUL and RIV have very strong cash room bookings so I don’t think they care that those are not selling faster.
 
What is the disadvantage to current PVB owners if the new tower is part of the same association? How will making PVB2 the same association as PVB1 effect bookings for current owners? I understand what happened over at VGF (increasing competition for studios/1BR's) but isn't this the opposite? Aren't they adding multiple room types to an existing "limited"-option inventory? I guess I understand the disadvantage to those who are looking to stay in, say, duo studios or GV's that may be included in the tower because the current PVB1 owners would also have the 11-month advantage there....but if that is the case, there is nothing really stopping those folks from buying PVB1 right now, either direct or resale.

And actually, as a PVB1 owner, I'd rather not compete with the new owners for studios... So if they do that, fine with me... I just won't be adding on...

You may be correct, but I find it hard to believe that DVC hasn't already made a decision relative to whether the new tower will be a new association or part of the existing PVB association. I believe the decision has been made, and they aren't sharing it yet. I agree that DVC will have a ton of points to sell when the PVB tower and FW cabins come online for sale, whether those points are restricted or not. It seems odd that they are rolling out this many new points in such a short time,

I'm gonna commit and make a call...it is 99% going to be its own association with resale restrictions.

They just haven't shared it with the public; because it is so obvious to DVD that it falls into the new-tower category a la Riviera and Villas at DH (see the "emchen Theorem" expressed above). "It's a new facility, of course it will have it's own association!".

Make the call guys! I've yet to hear a convincing prediction that it WILL BE a part of the old association.
