Poly DVC expansion coming 2024!

The second strangest part of this though is to cancel Reflections that was started and not go back to it.

I'm sure they find it much easier to sell to a built in fan base at GF and Poly, that combined with easy MK access is why they would go with the sure things rather than the new wild card.
 
I'm 50/50, but this fact is why I'm leaning towards a new association the more I think about it. It's not just a hotel flip of some low demand rooms, this is a new tower with it's own pool, etc.
To me this is more in line with Jambo and Kidani Village, which they also kept as one. However, there are new accountants in town now!
 
An interesting sub-plot here is how it relates to the 2-BR Poly Bungalows. They are notoriously over-priced in terms of points.. but they couldn't do anything about it without hiking up the point requirements for studios

I'm punting the debate about whether points have to be balanced within one room type. Assuming they don't...

Poly1 is better balanced than that in point distribution. It has 8 bungalows and over 350 studios that aren't cheap. Even dramatic changes to the price of the bungalows wouldn't do much to the studios. The bungalows, like the cabins, are priced high because they want them to be. They could discount them massively and the rest of the chart would barely move. You want "over-priced," wait until you see the rest of the chart they haven't made up yet. I don't think that's a bad thing. DVC chart escalation is over time is obvious, particularly at RIV. This chart should exceed VGF.
 
Here is a thought…different condo associations but with same booking windows for the two home resorts.

This way you get restrictions on the new but don’t create a divided resort?

The more I read the announcement the less I am convinced being in the same association is the plan.
They still would need to provide at least a 1 month home resort advantage to each association. I'm not sure if they would want to create a third booking period (10 months or 9 months, for example, for PVB1 to book PVB2 or vice versa) but you never know.
 

I am excited about this. VGF seems nice but Studios are just not a priority for us, probably wouldn't have gone DVC if they were. If this Poly2 comes with at least 1BRs this will definitely be an add on. Probably just 75-100 points, would just be for split stay probably with majority at RIV and a day or two at Poly, so I think it would be ideal.

Only thing that might break that plan is if they renovate Boardwalk and give any hint to new contract issuance there, but that is probably going to be closer to 2039 announcement.

They need more rooms to sell, not more resorts. Adding a tower (or wing, or converting rooms) at an existing resort is orders of magnitude easier and less expensive.

Perhaps although the many resort additions included what in essence is another resort or they've had to do some extensive upgrades within the existing resort to handle the added patronage. BCV may be the biggest exception where it pretty much was just adding a building with rooms on top of the valet parking lot followed by the adds that have taken over existing hotel rooms followed by the existing PVB. It may be a bit of a wash from DVD's perspective - easier to do a full new build they are in more in control of.

A monorail resort was really the only other contract we were looking for at some point. I was leaning BLT since VGF is beautiful but not really our speed and POLY lacked one and two bedroom options. If this new building does in fact contain the larger rooms we will be adding this on day one (in a few years of course when it comes out). I know not everybody is feeling this expansion and I certainly can sympathize but this is a hard yes for us in all likelihood.
 
As a Poly resale owner, Idk how to feel without knowing the details. I'm sure we'll get clarification at some point, but what would be a timeline for finding out if it will be a new/same association? I don't know that I love the idea of waiting months...years? to find that out.

I could understand this feeling. Current owner's deserve details asap. Will change the value of an asset one way or the other. Hopefully positively.
