Poly DVC expansion coming 2024!

I am very surprised that they announced this so early after launching VGF. I guess the success was enough that Disney felt confident. We were going to reach out to Disney about purchasing VGF today but I was wishing it was Poly instead and have been hemming and hawing the last 48 hours. The Disney Fairy Godmothers granted my wish today very unexpectedly and now we are going to hold off as we didn't need the points immediately.
Same here! We just stayed at Poly last week and loved it. I like VGF2, but I'll wait for Poly.
 
But they didn’t have resale restrictions then either. As I said, the fact it was missing from the announcement when it was not for VGF, to me is more puzzling than not because they made a point of it when announcing VGF.

I think this will be a part of the existing association. The reason they are not announcing it now is they are a LONG ways away from being able to actually "sell" these points. So anyone on the fence to buying Poly points at the current rate would just WAIT if they knew VGF2 pricing was coming in a few years. By NOT announcing it as an add to the existing association now, they leave the vagueness and can still sell points accordingly.

But seriously, this is hideous, it doesn't match the poly at all. Why not build reflections if your going to build reflections? It's going to stand out like a sore thumb and ruin the esthetic of the poly. I would say I can't imagine what the hell they were thinking, but I know it was all about money. I'm so tired of everything getting the Chapek treatment. We bought poly because it was small, this will ruin the whole feel. This sucks
 
They already have announced plans to move the road through the golf course around the Grand Floridian convention center. That will make room for parking.
The reroute of Floridian Way won't begin until much closer to the GF entrance. The section in the area where this will be built appears to be unaffected.
 

If this is same condo association with no resale restrictions, I think that is a pretty good sign we will see them changed moving forward, even at RIV.
I’m thinking this could be an absolute resale market killer if there are resale restrictions. This is new construction, I’m thinking there’s a good chance they’ll include the restrictions and have a separate condo association, but give existing Poly owners a reduced rate.

When VGF2 was announced, didn’t the announcement include the fact that it would be the same condo association? Didn’t see that in today’s announcement.

While I do think it is likely to be part of it, the absence of it does mean no one can say for sure which way it would go.

I agree it’s purposeful because this does give them time to make a decision about it later on.

Luckily its way off on the side nowhere near anything DVC unless you get stuck in this new tower. Which we will see.

The language is vague, perhaps intentionally. The way it's worded would imply to me that it's part of the existing association (referring to it by name and even start date), but stops short of calling it an expansion of that referenced association.

They also could have easily included wording that this is an all-new DVC offering, but they declined to do that as well.

Whatever they choose to do in the end will be very telling on their thoughts towards Riviera and its restrictions, imo.

Here is a thought…different condo associations but with same booking windows for the two home resorts.

This way you get restrictions on the new but don’t create a divided resort?

The more I read the announcement the less I am convinced being in the same association is the plan.

Then we would really get a chance to see how the market values the restrictions. Resale contracts with restrictions would compete directly against resale contracts without restrictions.

I guess. But the VGF2 announcement included the fact that it was in the same association. This one didn't. I don't think DVC will move away from resale restrictions, because they are very effective in creating a concrete advantage to buying direct and undermining resale. And this is a big piece of construction, not a simple hotel flip. I would bet that it will include resale restrictions.
 
Do we expect an insane point chart? That is the biggest difference between a Poly expansion and the GF expansion. GF already had point charts in place, Poly has no charts for 1BR and 2BR villas. It is a blank canvas for them!
They would have to keep points lower than the bungalows, but probably same points as GF or just a little less

I think this also hints that Disney is still extremely pleased with the money brought in by DVC. Riviera, VGF, DLT and PVB soon to come. It's like the late 00's again. The second strangest part of this though is to cancel Reflections that was started and not go back to it. The reception of that was pretty positive with most other than perhaps FW campers. Now side by side sales? 7 Seas is about to get a whole lot more crowded.

So in the above scenario are you suggesting that Poly resale holders (including not grandfathered white cards) would be able to book Poly 2 at 11 month window but it could not be booked with white card resale points from other resorts at the 7 month? It would be a creative solution for them to sneak in those restrictions assuming it was legally allowable.

I re-read both the VGF and Poly announcements and I am wavering now. VGF it is very clearly stated that it is the same association. They have to know that this would be one of the biggest initial questions so it being left out is suspect. Perhaps they just haven't decided yet and want to leave the decision open for a bit. As a prospective buyer it would be disappointing (to me) to not be able to book the existing Poly rooms at the 11 month window if they made separate associations.

Right, and "late 2024" is a long time from now. Seems like this could have been announced much later and not steal VGF2's thunder. Maybe they're filing permits and have no choice, because it will be outed anyway.

I'm 50/50, but this fact is why I'm leaning towards a new association the more I think about it. It's not just a hotel flip of some low demand rooms, this is a new tower with it's own pool, etc.
