Points question on treehouse cancellation

Hi - I am trying to understand what my options are on this. We have 2 treehouses reserved for Sept 15-22. We have nine people going and while we could all squeeze into one, we decided 2 would be more comfortable.... Well now 3 have cancelled. So I'm thinking I can cancel one of the treehouses since we can all fit into one. But I don't know how this will effect my points going back on my account - I know there's some holding points deadline thing at 60 days which I think would be 7/15 - right? Here's what I know:

12/1/10= 200pts (banked to 2011) + 12/1/11 = 200pts(used) + 12/1/12=92 points borrowed to 2011 (108 left)

2 treehouses used 492 points, cancel 1 treehouse putting 246 points back into account, need to be used by when? What about holding?

I appreciate anyone who can help me understand this....thanks!

It's cancellations inside 30 (or 31?) days that would become holding points, so you don't need to worry about that. I think you're going to end up with 46 points stuck in 2011 use year that will need to be used by 11/30/12 (leftover banked/borrowed). Make sure you tell MS which points to use for the reservation you're keeping, and which to return to your account. You want them to return all of your 2011 points (200) back to your 2011 use year, because you will be able to bank them if you don't anticipate using them before Nov 30 (banking deadline is July 31). So you'll use 246 out of the 292 which are banked/borrowed on the treehouse you're keeping.

At least I think that's how it would work. I've never done it myself, but from all the reading I've done, I think I got it. If I'm wrong, please someone correct me.

    If the new reservation uses fewer Vacation Points than the original reservation, the remaining Vacation Points will be returned to your account in the Use Year in which the reservation falls.
  • Changing a reservation 30 days-1 day prior to check-in:
    All Vacation Points will be placed in the Holding Account. If the new reservation uses fewer Vacation Points than the original reservation, the remaining Vacation Points will stay in the Holding Account until the end of your Use Year.
  • Changing a reservation on the check-in date:
    If the new reservation uses fewer Vacation Points than the original reservation, the remaining Vacation Points will be forfeited.
  • Cancelling a reservation 31 or more days prior to check-in:
    All Vacation Points used to make the reservation will be restored to your account in the Use Year in which the reservation falls.
  • Cancelling a reservation 30 days-1 day prior to check-in:
    All the Vacation Points used to make the reservation will be placed in the Holding Account in the Use Year in which the reservation falls.
  • Cancelling a reservation on the check-in date:
    All the Vacation Points used to make the reservation will be forfeited.

Since you have a little time before the deadline, you might want to rent the reservation. THV are always in demand, so someone might be eager for that. Of course if you will be able to use the points yourself this UY, then just cancel.
 
I'm confused, If I wanted to rent the reservation to someone else I can't post it until 30 days out.....if I wait for that, & see if anyone is interested in it, then it would be too late for me to cancel the reservation. I doubt I will be able to use the points before they expire, if I put them back in my account.

If I did rent the reservation, how do I work it? Ask for a down payment then meet them in the lobby, get the balance & check them in?

YOu can't rent your reservation on the DIS further out than 30 days. That is to discourage members from making speculative reservations. There are other places than the DIS though to rent reservations to people.

I didn't read all the other posts, so I don't understand your question about the lobby and payment at all. I must have missed something.

Yes, there is the 30 day restriction but I think you would also run into the 50 posts spread out evenly over the past 6 months restriction. The other option the DIS provides is to pay for the ability to rent. And there's a very pricy option to post outside of the 30 day window on existing reservations. As was mentioned there are other places to rent and you might even give consideration to looking for a renter where you would cancel your treehouse and book something specific that they want.

As far as how to handle the transaction when most rent they ask for the full amount - some will want it paid in full at the time of the reservation while others require full payment by a certain amount of time prior to check in (like 60 days). You have a unique situation because you will be there but you still wouldn't want to wait for the remaining payment until that day because if they never showed up you would lose all the points and have nothing. You also have to place the renters names on the reservation and they could check in whenever they wanted to - your name would not stay on the reservation.

If you do rent the reservation, I would suggest asking for full payment prior to their check-in. You would want their check to clear or whatever other payment arrangements you may prefer, and you don't want to worry about meeting them when you are on vacation. Good Luck
