Point difference between resorts

I am asking this question out of curiosity.
As an example, I noticed that for midweek the first week in December, a GV at OKW is 36 points per night, while a GV at SSR is 67 points per night. Doesn't 31 points per night seem like a big difference?

Also, according to the man at MS that I spoke with last week, the GV's at OKW booked up immediately while SSR still has almost all vacant for that week so far.

Can some of that be attributed to the fact that SSR has more GV's?

Or is it the point difference?

Because when I think of using 67 points per night at SSR for accomodations as large as a GV- it seems fair. But not when I think about the fact that GV's at OKW are 31 points cheaper.

I realize that OKW is older, but that doesn't seem like a good enough justification for the difference in points.

Thoughts?
 
Why do the GV at OKW book up so fast? It's the points, it's the points, it's the points!

Have no comment on the "fairness" aspect, but it is definitely a reason to buy OKW. You pretty much need the 11 month window to get a GV for weeknights just about all year round.

Point charts are determined before a resort is even offered to the public. That's a legal requirement. So the cost of the OKW GVs is water under the bridge.

As the second resort was being readied, DVC decided that it could afford to "charge" more points for a night, so subsequent resorts had higher point schedules than OKW.

Whether the requirements for a SSR GV are appropriate or not is certainly open for debate. I'm sure they are a few points lower than BWV GVs per night, but the sheer number of rooms combined with the premium price over OKW certainly could lead to low occupancy.

While SSR will have a few more GV's when it's completely built (a total of 36), right now it has only 12 GV's and OKW has 27.

As Carol said, it's the points. :)
 

OKW was the first of the DVC properties, as such they were basically forced to "guess" at the point structure, while they were fairly close with most accomodations, I think in retrospect it's pretty clear that they were low on the GVs....they clearly learned from their mistake and didn't make it again at BWV or SSR.
 
Definitely POINTS, but also, as in Real Estate, Location.

Here's the point price for a GV (or Beach Cottage at VB) for a weekday in Adventure Season which is the 1st two weeks in Dec.

HH 24
OKW 36
VB 43
SSR 67
BWV 74

Keep in mind that while 31 points is a big difference, it's almost 20% less than the difference between OKW and BWV.
