First of all, please accept my apologies coz my head is spinnin' from all the info one has to keep in their head to fully understand this DVC business. And I'm far from understandin' it yet. :lmao:

Hopefully, I can grasp all this stuff before too long and before I make a grand blunder.

I'm wantin' to buy into a DVC and if a property lists as 240 points available now (120 banked from '07 and all from '08), with a UY of Mar, then in Mar '09 I'll have 360 points, yes? Or do I lose points from '07? :confused:

I guess in short I wanna know if I can accumulate LOTS of points even tho I know I have to pay the annual fees for all those points?

Can y'all offer any insight?
 
Yes, the Mar 07 points expire on Feb 28, 2009 if they were banked into the Mar 08 UY. If you took a vacation that started in the end of Feb, you could use those points for the Feb night stays and then use the Mar 08 points (if they have been banked already) for the nights in Mar.

Those 08 points would have to be banked by the end of Oct 08 or it would be too late to bank them into your Mar 09 UY. They also would expire on Feb 28, 2009.

If the Mar 08 points did not get banked by Oct 31, 2008, then you would have to use both those and the Mar 07 banked points before Feb 28.

By the way, if you won't close before Oct 31, you would need to ask the current owner to bank them before the banking deadline if you wouldn't be using the Mar 08 points before Mar 1, 2009.

You could also use up to 360 points for a reservation prior to February 28, 2009 by using the 120 banked from 2007, the 120 current from 2008 and also borrow 120 from 2009.

As noted, if you have no plans for a stay before March 1, 2009 you will need to find some way to use the 120 banked points and also bank (or have the seller bank) the current 2008 points or they will expire on February, 2009 along with the 2007 banked points.

I'm still givin' the DVC purchase some thought, just tryin' lto ine up understanding it before I make that move.

It's not as hard to understand as it might seem. Make yourself a use year chart. Remember, the use year is simply the 12-month timeframe for using those points.

For a March Use Year, it would look like this:

Points may be banked from one use year to the following year. Once banked, those same points may not be banked again, nor can they be borrowed. They cannot be returned to their original year, and must be used within the use year they were banked into or they will be lost.

Points borrowed can be borrowed from any use year to make a reservation that occurs during the previous use year. Once borrowed, points cannot be returned to their original year, cannot be banked, and will expire if not used.

If you have 120 points/year, and 2007 is banked into 2008, then your 2007 has zero (0) points, and 2008 has 240 points. You could make a 240 point reservation.

Of those 240 points, only 120 could be banked into 2009. The already banked 2007 points must be used within the 2008 use year which is Mar 1, 2008 to Feb 28, 2009.

Optionally, if desired you could borrow up to 120 points from 2009. This would give you the 360 points in use year 2008 for any vacation between Mar 1, 2008 and Feb 28, 2009.

Just look at the chart, figure you get 120 points every year. You can bank or borrow, but once you do, those banked or borrowed points are 'locked' into their new use year and cannot be moved.

You buy a certain number of points (we'll use your 240 example). Every year, on the first day of your Use Year (sort of like a fiscal year), you get that many points. (i.e. Our Use Year is October so on 10/1 of every year we get our new points.) You then have until the end of your Use Year (for us it would be 9/30 of the following year) to use your points or bank them into the following year. If you don't use them and don't bank them you lose them.

So with the contract you were talking about you'd get 240 points each year on the first day of that contract's Use Year. If you wanted to use more than 240 points for a stay you could not use your points one year and bank them into the following year. If you banked them all (which you don't have to do...you can bank as many/few as you want to) then you'd have 480 points to use.

In addition to banking, you can also borrow points forward one year. So you can have up to 3 years worth of points to use, if you choose.

Here's something that puzzles me: why wouldn't someone opt to buy a resale for a minimal amount of points, say 120 and then just buy points from another DVC owner here at that DIS on the points for sale/transfer forum when they decide to actually book a reservation?

This makes sense to me because first, the purchase price would be less expensive than the required 160 points by Disney and it would reduce the the annual dues charge.

Members are limited to one transfer a year per contract. That's either in or out. So if you want frequent transfers, you wouldn't be able to do that.

Second, finding someone to transfer a smaller amount of points could be difficult. Most people want to transfer out a lot since they can only do it once a year (instead of making a reservation for a non-member) if they aren't going to use their points and won't be able to bank them.

Third, if you do get a transfer, the points retain the home resort and UY. If you had 120 OKW points and wanted more to be able to get a Grand Villa in Dec, you 'd have to find a member willing to transfer OKW points to you to get the home resort advantage at 11 months out.

Ya know, I'm gonna read over all the material I got from Disney and the Timeshare Store right now, it won't be as overwhelming now that I've got some of these questions answered.
