Another one I would consider is a Riviera resale, as long as you are ok with only staying there. It could be a nice 1BR resort.
And a pretty good value to stay in a really nice resort.
But the Riv MFs - ouch!
 
BLT makes a lot of sense - I know you want more theming, but "contemporary" in retro Disney style is the theme. Looking at the ROFR list, you might be able to get it at $140? That would be a really good deal. There is a lot of space, and the +1 full bath makes it great if you have a 3rd adult staying with you. The standard views in the even # rooms are wonderful and you have many good restaurants (WL and the monorail loop) close by. BLT is due for a refurb next year, and I hope that that includes at least 1 murphy bed. They are outstanding. (Once BLT has its refurb, all our home resorts will be nearly new)

CCV - the 1BR are small - they only sleep 4 and you share a bath. To me, that is kind of a deal breaker, and selling at ~20$pp over BLT.

I don't know what other resorts you are considering, but VGF resale now might be good as well. No ROFR afaik on unsold resorts, and you can still trade into the O14. I would negotiate aggressively on one of those.

I think Poly resale might be a little overpriced and still only has studios. So I would put that off the table too.
If I can get it at $140 that would put it in play. There are two 135 point contracts being sold jointly on a resale site.
It is an international seller.

If it is still for sale in a few months I will have to give it serious consideration

There are only 5 WDW Resorts under $8 a point now

Why not make an offer now? The worst they can say is no, without countering.

I had that situation with a contract at another home resort, where the broker told me that the seller had to sell at $X per point in order not to lose money. It was maybe $5 higher than my offer point, so I said thank but I'll keep an eye out for a different contract. Shortly after that it was showing as "offer accepted," and I thought, "good for them!" A month later, the broker called me back and said the prior deal fell through, and the sellers were willing to be more flexible, was I still interested?

With international sellers, one big plus is that the contract is very unlikely to get ROFR'd, but one big negative is it will take longer to close, even if it passes ROFR quickly. If you are not in a huge hurry, you can get good deals that way, since many buyers don't want to wait. so why not get the process started?

I have cash coming to me around February 2023. I am getting a lump sum payment for accumulated vacation days. I am using that to make the purchase
 
CCV is a hard 4 person limit plus one under 3 in a 1 bedroom and studio. 5 guest in a CCV your options are 2 bedroom, 3 bedroom or a cabi"n.

Don't let anyone talk you out of a 1 BR. And if you get a chance, stay in the OKW 1 Bedrooms sometime. They're so big. Full size refrigerator, full size washer and dryer, nice big porch where the whole family can eat a meal, dishwasher, 2 TVs.

You are absolutely correct - an awesome room that we've enjoyed many times! The original!!!

The published limit is 4. I haven’t heard of anyone allowed to exceed that.

Most other DVC resorts have some sort of accommodation for a 5th. Unless something has changed that isn’t in writing yet, CCV does not.
