One 100-point add-on or two 50-point add-ons

I called up to add-on 100 points with the intention of requesting two 50-point contracts. But with the new policy of charging closing costs, my guide told me it would be less expensive for me to go with one contract. I ended up paying about $160 in closing costs for one contract, but what I am now reading, two contracts would not have been that much more expensive.

So did I make a mistake by going with one 100-point contract? I realize that it probably doesn't matter if I never sell my contract, but I don't know if I ever would. Do smaller contracts really fetch a higher price or is 100 points considered a small contract?
 
50 point contract will usually sell at a higher price per point than a 100 point contract.

Definitely, the smaller contract should get a higher resale price if you ever decide to sell.

I am sure you should be able to call up your guide and change your purchase to two smaller contracts. If the closing cost difference is very small, I would do that, just in case you ever decide to sell down the road.
 
2 contracts will be worth more if you decide to sell later. Samller contracts usually go for more.

makes me wonder if all the requests for breaking 100 pt contracts into 25+25+25+25 or 50+50 was part of the reason for starting to charge closing costs...
 
I have already signed the deed and mailed it back (although I know I still have 10 days to cancel it). But all things considered, I think I should just leave well enough alone. To change things now would really complicate things, right?
Also, I heard talk that with the closing costs related to resales, it is thought that smaller contracts may start to lose their appeal, although I am not sure if there is any truth to that.
 
We are planning on adding on contracts at either the 50 or 100 point contract levels. I think both are on the smaller side. When we were looking for our first contract, which we wanted to start out small, we looked at everything 150 and below.
 
I think you are fine with 2 50's or 1 - 100. Not sure where you are buying but if it is BLT I feel the 100 point contract could be better since the points are on the higher side to stay there. If I was looking for BLT points and did not own there I would want at least 100 points! Do what you are comfortable with both are on the smaller side i.e. easier to sell.
 
we have 2- 100 point contracts. We did this for when we eventually give one each to our 2 DS's down the road.
 
I would pay the extra and split.

...Maybe one day you just want a few less points and you can sell 50 and keep 50.. Also the value per point is higher (for resale) and you have more options. Unless you are buying a contract you are 100% keeping to the end, I see no reason to not split it.
 
Both 50 pts and 100 pts are small contracts IMO. Unless you think you are overbuying and might want to downsize slightly I'd just stay with the 100 pts. When we bought I did several small contracts and just sold a few of them. I was wishing I had just done a little larger since I would have gotten similar prices and not had as many ROFR fees. Where I think you see the biggest advantage is something like 2 100 pt intead of a 200 pt contract or something along those lines.
 
Remember that you have alot of (small) cost in selling each contract. 100 points sounds like a perfect size for all most anybody.
