OKW $61 - really???

I think you're reaching a bit with your assertion about ROFR. I've been following AKV resales closely, and they've been flat at these levels for about a year now. I've followed SSR less closely, but my sense is that they've also been pretty flat (after dropping dramatically).

Looking at resale listings now, I am surprised to see BCV listings in the 79/80 range.
I will say in the last couple of months, the bottom has leveled out. Not too many low point triple resales out there. However, the uptick has been small. Beach club has been do to come down after riding a high point resales due to demand. With the advent of BLT, it will come down to around BWV's resales price. I will say it looks like BWV has faired the best as in holding its resales prices and Disney actively ROFR'ing it.
 
Surely you wouldn't expect to make back your entire original purchase price as there are fewer and fewer years of use remaining.

We just sold our OKW 150 point contract this July. Purchased 10 years ago for $68/point. Sold it in July for $70/point. Used the TSS. It was not the extended contract---and only 8 points left in 2009 use year. Guess we just got lucky ? Now that I read this thread, I'm thinking so for sure !

Being a completely unbiased observer, eh? ;) . My point is that BWV is holding its resale prices because it was already down to these price levels before the downturn. ROFR is less of an issue, because a $5 pivot around the $80 sweet spot appears to be the true market price for any non-OKW/SSR DVC property.
 
To me the only bummer about resale is the closing costs, which on a small point contract really brings the total initial cost per point way up.

While, closing costs drive the price up by a few dollars, per point.... It's still much cheaper, in most cases, to purchase a resale.

While the BWV has dropped a little ($75-$78/pt.), they are continuing to ROFR BWV. Not so with SSR or AKV, let alone OKW. .

I've also noticed BWV being ROFR more often. I've wondered if they are planning on an extension. That would coincide nicely with the recent remodeing. IMO

I purchased BWV at $79/pt. back in early 2007. We are 2 1/2 years later with very little downturn, maybe $2-$4 dollars, all the while still selling contracts for $80-$82/pt. I consider this a marginal drop in resales from 2007. The same can't be said for SSR, OKW, or AKV within this same timeframe.

Again, I agree with you that BWV resale prices have been stable. I tried to explain why I think that is the case.
 
That's a great price. As much as I love some of the other resorts, getting points at that type of value is where I would go if we could add on. We have stayed at OKW two previous times because of the point value. We got a 2 bedroom last October for 152 points, which allowed us to have family stay with us comfortably. I would love to buy at BCV or BWV's because of the location, but 52 a point is a great price.

At some point we hope to add-on a 50 point contract as our travel times will change as it gets more difficult to take our daughter out of school.

When you buy an add-on contract - how hard is it to work out the use year? We would like to get the same use year as our current contract, I assume that makes the most sense...right?
