Not ROFR thread - general discussion

DVC Resale Market totally messed up…claimed they couldn’t send an email to me so they had to call (this was after I’d already moved through the process at Vacation Club Life) and they told me the seller’s counter offer was 148 per point for a listing I’d put in 125 offer for and was listed at 132!! So they for sure aren’t perfect.
I am not a fan either and wont use them again unless the price is amazing (unlikely here), but im glad everything went well for me aside from them seeming to not care to get things moving faster or about us in general.

I remember when I was frustrated and a manager got involved, all of a sudden the title agent was actually nice to me. She said I know this means so much to you and your daughter, when I dont even have a daughter 🤣🤣 Now whenever my sister calls me to make fun she asks how me and my daughter are doing 🤣🤣

Does DVC Resale Market ever drop their prices significantly? I see some contracts I like, however their asking price is truly laughable (who even comes up with these numbers sometimes, wild...)
They will have some “Red Hot Deal” or “Certified Hot Price” every now and then, but that just brings the price from laughable to funny.
Prices are from the seller, and maybe some coaching from the broker.
See something you like, then make an offer you’re comfortable with, it’s all a negotiation.

Some of the best deals I’ve gotten are through them! Definitely keep a close eye on what you’re after and make offers that you think are reasonable 🙂

Like the most recent one I saw at $160pp (can’t say more)

They do drop prices but I’ve never seen a listing form them I would bid on because once it’s an okay price it then goes to no offers accepted and I’m bothering to waste my time or theirs with an offer.

When you get an alert email for a new listing so you open it up and literally laugh out loud at the obscene price they are asking.
I have my alerts set now and called it "good deals" and i only look at ones that are reasonable (but im also not in the market anymore). Now that im set i want to track if there's any price drops!

Can anyone tell me, what’s realistically up for negotiation when making an offer? Obviously the total cost but what about other fees/costs? I’ve just seen a contract that has an excellent price that I doubt they’d budge on but curious what other elements could be haggled on.

Seller paying the maintenance fees is a great one

So say im buying an Oct/Dec UY contract that has 2024 points. They should have had dues paid already, so unlikely to get that right?

However, if it was say a Feb contract, several months have passed already of that UY so reasonable that seller pays part/all those dues?

Closing costs.

Not reimbursing seller for maintenance fees (dues)

Some brokers have extra fees like Fidelity has admin fee you can negotiate the seller pays.

Yes dues will already be paid, however read your contract carefully, all the small print up and down.

I bought a contract that has 2024 animal kingdom points in February of this year and Fidelity pulled a fast one on me and didnt tell me that I was expected to reimburse these. They kept saying that since im buying a 2024 contract then I should be paying dues after i caught it.

I was still in the 10 day period and could have backed out, but I decided to go thru with it because i needed points asap for upcoming trip and figured its fair although not the best deal.

I just didnt like that this wasnt told to me and i had to catch it later. My bad, could have said seller pays '24 maint fees in my negotiations and if they said no so be it i still would have gotten it, but yes if i decided to wait i could have gotten a better deal. It wasnt in my best interest to wait so I didn't.

The clause that I would pay maint fees for 2024 was in tiny letters way at the bottom of the contract and wasn't disclosed before my offer was accepted and contract was drawn up.
