I would like to take my extended family on Vaca in April. I would like 3 studios and a 2 BR at BWV or BC. I have a couple of questions though.

If I purchase a starter 150 pts can I then rent some and borrow from the next year?
If I rent them all is there some xtra cost other than the agreed rental price per point?
From what I've read I should wait till 6 months pre arrival before posting on the Renatal forum?
If I buy the points from someone else I assume the length of the purchase will be less than if I purchased them new from Disney? That would be why they are cheaper that way?

You seem to be confusing "renting" a one-time reservation from a DVC member and buying a contract (becoming a DVC member yourself).

When you "rent" points, you are really renting a reservation from a DVC member. The total cost to you for the room(s) for your desired dates is the amount you agree to - usually expressed as an amount/point. DVC members "pay" for their stays with points. There are no additional fees or taxes to pay. Unless you charge something to the room while you are there, your bill at check out will be zero.

Let's see how much I can help:

1. If you purchased 150 points, you could also borrow from next year. On top of that, your could transfer points into your account from another member (basically rental, but btwn members you just transfer the points). You cannot have more than 450 points in your account at a time, though (3 times the contract amount).

2. There are no costs above teh rental cost (no taxes or anything).

3. For April 06, you should start looking ASAP. Owners at any resort can book their home resort 11 months out, you an reserve at resorts you don't own 7 months out. It's best to get ressies before the 7 month window.

4. No matter how you purchase, length of contract will be until 2054 or SSR and 2042 for all others.

5. Resale (purchase not direct through DVC) tends to be cheaper.

6. If you actually want to rent points, you need to post on the rental board.
 
If you become a DVC member, you will have the ability to bank and borrow points to assist your vacation planning.

You can "rent" from another member at any time and all details of the rental are between those involved. There will be no additional charges for your accommodations by the resort- only what you have paid for the rental.

I'd advise trying to set up a rental as soon as you know your dates, since some dates do fill up quickly and at 6 months there may be limited availability. Owners at each resort may make reservations 11 months in advance.

The duration of ownership is the same regardless how you purchase your membership. OKW, VB, HH, BWV, VWL and BCV all expire on January 31, 2042 - SSR expires on Jamuary 31, 2054. This is without regard to how it was purchased. Resales are generally less because the sellers are competing with DVC (and many have paid far less origianlly than what they are now asking).

The only limit is your need. If you are making a ressie that uses all of one year and part or all of the next year's points, then you can borrow those points.

Keep in mind that resale contracts are not all equal. Some may have current year's points, while others may not. Some may have banked points from the previous year, (a big plus), some may not have all their current year points (a minus), while still others may already have borrowed and used up their next year's points (a big minus)

Also Use Year month is a factor. For example, April, 2006 is in the 2005 Use Year for all contracts with a Use Year month of June, August, September, October, or December. But April 2006 is in the 2006 Use Year for Contracts with a February, March, or April Use Year Month.

Bottom line, for your vacation, if you purchase a June Contract for example, you need to be sure it has all it's 2005 points available, but if you purchase a February Contract, it needs to have it's 2006 points available.

Your resale broker can help. Make sure they understand your need for points available for use in April, 2006.

If purchasing resale, you cannot define how many points you want to purchase. Resale contracts have how ever many points the previous owner purchased. To find a resale at exactly 150 points with all the other conditions you need may not be that easy. You may find contracts for 100 points, or 200 points, etc.

Resales are cheaper, but they don't include the closing costs which are generally paid by the buyer. If purchasing from Disney, Disney pays the closing costs. Resale closing costs vary by how many points you're buying. Depending on the size of the contract, you might figure another $3-$5 per points.

Somewhere on this board Tom (TTS) posted the new closing costs for resale contracts. You might search for that thread.

And finally, some sellers may want some type of reimbursement on annual dues already paid. To determine what is 'fair' or 'correct' can get complicated as it all can hinge on what the current calendar year is, what dues have already been paid, what Use Year month the contract is, and what points are available in that contract for all applicable use years (previous, current, next).

Just FYI, there are no January, May, July, or November Use Years.

If you buy it now through DVC, you don't have to rent point (although it depends on how many points you need) for your April trip. Just make sure to buy March/Feb UY. What you can do is, bank your current year (2005) points and borrow 2007 year points when you make your April 2006 reservation.

I have been following this thread and had a question.
I hope it is not out of line and apologize if it is.
Can you rent points and use them for Polonesian or Contemporary ?

Also I am planning to make a trip in July - Aug 2006

Would like to stay at either Beach Club or Boardwalk.

Should I start Posting now or is that out of line and wait till september ?

Also can I rent consecutive Sun - Thursday weeks ?

I could stay with Sister in Law on Friday and Sat Night to save a little.

Yes, DVC points may be used at all Deluxe and Moderate resorts- however, the point costs are usually more than for a 1BR and sometimes 2BR villa at a DVC resort.

It can't hurt to try to line up your rentals in advance. Reservations may already be made for next July and August reservations may be made in September by owners at that resort.

You may make any rental arrangements you'd like. In some cases, you might need to find two members- as the only limiting factor is the number of points available to rent by a single member.
