Our Water heater went out over the weekend. It's almost 10 years old and had a 6 year warranty. Our plumber has other 6 year warranty WH in stock. But is checking on availability of 10+ year warranty ones.

Doesn't it make sense to go to a 10 or 12 year warranty as long as the increased cost is only 30-40% more?

Doesn't help our AC went out also this weekend and will need some major surgery.

The joys of home ownership. :(

I really don't have experience with this, but make sure you read the warranties closely. If the warranty does not include labor, then some times it is cheaper to replace than repair.

All the electric water heaters we have owned have lasted 10-12 years. In our area replacement of an old water heater, purchase of a new one, and having the new w.h. connected costs about $1000--we are in Canada, things tend to run on the expensive side. I understand that a lot of people rent their w.h. from the local gas company, but they sign you into a multi-year contract, which I have never found appealing.

I just had to replace my water heater. I ended up having to go tankless because of code issues (really old house), but in the process I learned a good tankless that is properly maintained should last 20+ years. Have you looked into those? They are more expensive to start with, but in the long run they may save you money if you only replace them half or one-third as often.

Ouch, that stinks. :( Sorry about both of them dying at the same time. :headache:

When we bought our latest house, the gas hot water heater was two years past its warranty period and located on the second floor in a closet, surrounded by carpeting and wood/sheetrock. We decided to not take a chance on waiting for it to "go" - we had it removed and a tankless system installed in the 1st floor laundry room. There was an energy rebate in effect at the time, so it was a little less expensive, but it's certainly more convenient - we never run out of hot water.

If I had it to do over again, I'd put the heater in the garage - the unit does make some noise, which is noticeable when you're in the kitchen. However, that's also a benefit because I can tell if/when the kids are taking their showers instead of stalling and reading.
