I took a tour of the Poly with a DVC guide yesterday, and I asked them about the new tower. The guide told me that they have only applied for the permits, and they do not truly know the composition of the resort, in terms of different room sizes, yet. Do anyone know if this guide is correct?

Not sure. Did a tour at Riveria last week and asked about the composition of the Poly tower. They did not know either.

They released the DLT room mix pretty early in that project's timeline, it seemed. I imagine they will share it when they really know.

Took a tour of Poly while killing time before our flight last weekend. Our guide pretty much said the same thing and even added that the location isn’t confirmed and that people were assuming it’d be where spirit of aloha even though the press release said nothing to that effect.

Another guide during a tour of the SSR grand villa said that the timing of the announcement was dumb and that DVC shot themselves in the foot announcing it days after the start of VGF2 sales.

I am just really curious because the Poly is definitely our favorite resort, but we have four kids so it makes it tough to think about buying there right now. But if the new tower had a good amount of 2 bedrooms, it would be a no-brainer for us.

One possible theory is that they have absolutely no doubt they are going to sell both quickly, so they just don’t care.

They don't tell the sales people anything specific until they have finalized plans, have broken ground, and are close to completion. Otherwise, they'd use the information to sell the existing Poly. If the tower then doesn't get built, they could have some interesting lawsuits based upon representations made by the sales force.

Its likely that nobody on the DVC sales/customer service end of the business knows anything at all right now. Florida has strict rules about time share sales and public commenting about what might be coming can get them in trouble. Until the public offering statement is published you won't get much more info.

Yup! And, when talking to my guide yesterday so I could update my payment info, I brought it up and he was very clear that they are not to be speculating at all about it because they really have been given nothing at this point.

Any guides or sales people who indicate differently are definitely just guessing like the rest of us. The only thing he speculated on is that he would not be surprised if no more details are given until 2024!!! I hope he is wrong there!!

Ugh, no info until 2024!?! Did you let him know that won't be nearly enough time for us to argue about every single detail of it? Unacceptable

How did they do it with Riviera? It seems like the usual Disney method is to give out details in little drips all along the way, not go almost 2 years with nothing

The guide who toured me through the new VGF rooms said that the Poly tower won't look anything like the rendering and will be "much more tropical" since people complained it was too modern. Suuuuuure. The guides don't know anything we don't know, slimy to make something up.

Here are the proposed plans not overlaid on a satellite image.

ETA: from the sketch it looks like the pool may touch a tiny bit of where the beach is.
Odd that there will be a separate parking lot entrance. That will mean another guard shack.

It also shows a rotary on Floridian Way, that doesn't currently exist, at the entrance to the GF. There has been road work mark outs along that stretch of road.

Where do people find that permits were submitted to the state of Florida? Is that something the public has access to searching?

It makes sense that all guides were probably told to discourage any talk or speculation around Poly2. The last thing DVC wants is to have any potential buyers waiting for Poly2 when VGF2, Riviera, Aulani and DLT are all going to be on sale simultaneously sooner or later. I think the premature announcement was a pretty glaring mistake.

What I don’t understand is why anyone is buying Poly resale right now without knowing whether Poly2 will be in the same association.
