It's always a long wait. I have been through this process 3 times the past year and it is still 😬 ❤️‍🩹 hard!!

Both of mine closed 45-60 days from offer but still here I am waiting, waiting, waiting. 😂 Just like before. I am not ready to book like the last times so not sure what is the rush here. Had a taste of direct. Maybe that's it.

At start of pandemic ROFR was taking 30-60 days but because resorts were closed everyone was patient and putting lowball offers everywhere.
I got 70pt BWV for $100 which took 6 months to close!! AKV/SSR were being sold in the $90's, 18 months on and people are itching to have some better memories and patience has now been replaced with urgency to get holidays booked!

I have bought 3 resale contracts (2017, 2019, and 2022 close dates). It did not get any easier at all. The 2019 was probably the most stressful since ROFR took 34-35 days and I thought for sure it was getting taken. I also had 2 taken last year. Both of those actually happened pretty quick by comparison so it was not quite so bad wait wise.

If you think this is hard,,,try waiting for a new car these days,,,,been waiting since last Aug,,,and they still dont have a build date.

Very chilled this time round.

already have 1 AKV and 1VB contracts with a trip booked in august, so not in a massive rush and not the end of the world of Disney take it in ROFR… although I do really want it

DVC is super fast compared to Wyndham. They take 2-3 months from their end to complete the transfer. But it's also a lot less stressful because you are only spending a few hundred on aquiring points vs tens of thousands.

How many nights a year do you get for a few hundred?

Depends on where you're deeded. The deeds equivolent to Vero Beach are free (but have horrible maintenance fees). I own mostly Grand Desert since the maintenance fees are low, but since Wyndham doesn't have ROFR, it just depends on where you look for deeds. I bought 308,000 points for $600, which is about 2/3 weeks at Bonnet Creek. Thanksgiving and the first 3 weeks of december at BC only costs me 112,000 points a week in a 2 bedroom, which translates into about $650/week in maintenance fees and uses up a little more than a third of the points that costed me $600 to aquire.

The wait for our first resale contract was excruciating. We were eager for the contract to (hopefully) pass ROFR and get the points loaded as soon as possible so we could make our first reservation. We knew when we wanted to stay, and that we would be within the booking window by the time the points loaded, so every day we didn't have them meant higher chance of availability running out.

When we added a second resale contract, there were a few days when I felt a bit impatient and hoping it would be completed soon. But overall, it wasn't as maddening because we already owned points to use and we didn't need the new points to book something right away. Even after the new points loaded, we knew they would be sitting there for a little while until we used them for a trip further in the future.

That was us, we were hoping to get points loaded in time to make our first reservation so we could go with another family. Luckily no long delays and our points got loaded on Christmas Eve (Merry Christmas!) and we were able to get what we wanted for our upcoming trip in May. We haven't bought another one yet, but now that we have our next couple of trips already booked, it wouldn't be nearly as bad.

In 2021 I bought two Aulani contracts resale...both took just over 4 months start to finish. The price was right so I try not to complain too much, but that was quite a wait.

We made a decision as I am retired and my wife is about to retire, we wanted to return to Disney. We believe that buying DVC would be the right choice for us. So we dove right in. Currently we have three contracts that are at R0FR. Yes 3, now we are waiting, it seems like it's forever, this waiting! We put an offer in on the first one February 1 and here we are now waiting on three. We are super excited and hopeful.

Nice! Which resorts are you trying to buy?

Two at Copper Creek and the other at Animal Kingdom. We have been to Disney many times before when the kids were young. It's was always good place, with great memories. We are looking to rekindle those fond memories.

We have 3 resale contracts bought over 2017-2019. It's sort of like having children - there are stressors with each pregnancy that are different, but while waiting for #2 and #3 you can usually find fun things to do with #1 that distract you for a little while. :)

E.g.:
#1 - ROFR was super fast, but then estoppel took a while
#2 - ROFR took a long time (and DVC raised direct prices during it), but then estoppel was super fast
#3 - international seller
