March 2023 Direct Sales

This actually convinced me more that they would raise the price, at least for VDH

That’s totally it!

But to raise the price of VDH, they would need to raise the price of VGF and RIV..if they wanted to stay consistent.

I am sure they would love to get more and now I wonder if the price increase in December..which was only 10 months after the last one was to see how it would do..

Not that DVD hasn’t surprised us all before but that move would surprise me

I mean even VGF selling in the 50ks is still considered pretty low.

Exactly. I don’t see anything good in the March sales numbers except that it wasn’t as bad as February. These are still “some DVC executive is getting fired if things don’t change” territory.

I dont see heads rolling…there are plenty of outside factors currently impacting financial decisions of consumers…and no, we don’t need to get into them….but, yeah, it’s not the best other than, as we both said, a move in the right direction.

Which seems to be wny the move to 100 points is a good one from a sales perspective.

I definitely agree with this point. It makes an initial purchase at least a little more manageable.

We will know for sure when AKV offer numbers come in in 3 months - but it looks like DVC direct is behaving like an overpriced market item. With sales jumping up only when significant discounts are offered.

In the case of RR and VGF they have gone back and forth on which had the better Incentives and the higher priced one for the month sells less than the lower despite other factors like location, room layout or restrictions.

So Disney will probably read this as restrictions are ok but watch the price for VDH

Does the Disney visa really offer a big discount?

1) Get 2% back on the purchase
2) Get 6 months no payments 0% interest

I don't believe Southwest gives you that amount back ever as I looked quick and it say 1.5% but that could be off. I am very anti-travel cards though because I personally think if you have a Citi and Chase card and possibly Discover you likely will end up with 2% or more on any purchase. Example on Chase I think it was right now its 5% on Gas and Grocery Stores if I remember correctly.

Also if purchasing make sure you ask to have delayed payments. Tell them you know others have done it and you would like to do 25% at 30 days, 25% at 60 days, and remainder at 90 days. You will need to do a modest down payment but its fairly small.

We essentially didn't need to move the cash from our bank account to the pay for it for like 6 months when we purchased between the delayed payment and Disney Visa (we had to pay even less like 10% each time but that was back in 2020 so I dont think they do that little anymore).

What someone buys I find irrelevant for the most part as I just view it as all up points. The breakdown should be around 70%-75% of the points if I remember correctly being direct or that is something to double click on.

From a sales perspective I don't have all their numbers to crunch so impossible to say but a few other things to account for:
  • Change in demographic of person visiting WDW
    • Different income brackets
    • Family vs childless vs non-family
    • Domestic vs international vs local
    • Total attendance (yes people think crowds are up always but are they truly up)
  • Economy outlook
    • Perceived strength and weakness
    • Current budget constraints for historical fringe DVC buyers who would have financed
  • Disney perceived value on trip
    • Higher costs to everything drives down ability of middle class to think they could buy DVC even further

So it could be overpriced or it could be simply a change in the environment.

Thanks. Good advice.

I do love our SW points though as they “pay” for our trips to Disney!

Exactly, I see the same thing. Sales still suck, they just aren’t in the beyond terrible category anymore. For the conditions out there I can’t see it going back to normal sales unless they really incentivize it, to me the current offers do not move the needle at all.

This is a great tip! So on the Disney CC you'd have 6 months from each of the charge periods to pay the balance off? That's interesting. I didn't realize DVC purchases qualified for the 6 month 0% interest.

Yes! I bought VGF last March and I didn’t have to finalize my last payment until December! It was great!!!

So you were able to stretch the charges out for 9 months from your date of purchase with DVC? Making the last charge in December and then you had until June to pay it on your CC?

Sorry..my last payment to the card was June 1st..90 days in..and I had until Dec 1st to pay it all off.

I don’t think BPK is as popular as people think it was going to be. With all those new resort studios, you don’t really haveto own there to stay. Better yet, you can use SAP you bought for $60pp to stay there. If anything, Disney probably angered existing VGF owners for making the original Villas harder to book.

I don't see much value in anything they are offering direct at the moment. The AKV almost comes close, but is still 20 to 30 dollars a point too much to make it worth it to jump direct vs resale at this time. I'd consider buying 200 points at AKV direct for 135 to 145 ish. I'm holding out hope that they get more aggressive with offers. Give us a fire-sale on all of those CCV points you bough back DVC... tempt me :)

I was just looking at the current offers for RVA points and they are 30 dollars more a point now than what I paid in July 2023. Pay more and get less years/points. That's just madness in the current market.

I am in the process of buying AKV direct and with the magical beginnings promotion and credit card rewards my per point cost is under $150. I didn't need the 2022 points and the magical beginnings incentive they gave me was $22 a point.

Yea, I was just looking at the current incentives for RIV. We almost added on 200 points last summer when it was $176pp, it's like $201pp for that same amount of points. Crazy!

Wow, $22pp is really good! I remember it being something laughable like $10pp (I think some of the brokers used it as a way to tell folks to rent them out through them instead to get more money).

I actually never knew about it and was not expecting much when she brought it up. After she gave me the numbers, it seemed like a no brainer and everyone would do it.

After researching it a bit, I always saw the $10 amount you mentioned and if I was offered that, I would've just kept my points.

Overall the sales for March were extremely disappointing. Approx 96K between both RIV and GFV is way below what most would expect. At the Feb/March rate, it will take over 6 more years for RIV to sell out-that is a real Ouch. The good news, is at the current rate GFV will sell out in just about a year or about the time the Poly Tower is ready for sale.
