March 2023 Direct Sales

I don’t think BPK is as popular as people think it was going to be. With all those new resort studios, you don’t really haveto own there to stay. Better yet, you can use SAP you bought for $60pp to stay there. If anything, Disney probably angered existing VGF owners for making the original Villas harder to book.
This is exactly what has happened (says disgruntled VGF1 owner...)
 
I am in the process of buying AKV direct and with the magical beginnings promotion and credit card rewards my per point cost is under $150. I didn't need the 2022 points and the magical beginnings incentive they gave me was $22 a point.
What is magical beginnings?
 

Overall the sales for March were extremely disappointing. Approx 96K between both RIV and GFV is way below what most would expect. At the Feb/March rate, it will take over 6 more years for RIV to sell out-that is a real Ouch. The good news, is at the current rate GFV will sell out in just about a year or about the time the Poly Tower is ready for sale.

There will be an uptick in sales in RIV if VGF sells out before POLY or economy recovers as the total monthly sales will be much higher and thus the 75% range of points from active sold resorts won't be like 95k points but possibly 150k points.

VGF selling out a tad faster will dump more people in to RIV as it will be the only actively sold WDW resort.
 
March '23 point sales ran about 71% of March '19 (the last March in the "before times.") That's a solid recovery from February: Feb '23 sales ran about 51% of Feb '20 (the last February in the "before times"). Good news for DVC, and signs of a potential recovery.

And, in case you are wondering, this isn't cherry-picking to compare to Feb '20, as Feb '19 was just a little over 500pts higher.

Also three more days in March so factor that in when comparing to Feb (sales 34% jump from Feb). They wouldn't have dropped it to 100 points if things were looking good. I highly doubt DVC direct sales are out of the woods.
 
Historically, March and April are strong direct sales months. The parks are crowded with springbreakers, meaning they are crowded with potential DVC buyers. :)

It will be interesting to see how the next few months develop as that may tell the tale.

I used to think that things like resale pricing, restrictions, and the like were factors in the purchase, but I think I am coming around to the notion that those in the parks just can't resist the shiny new object...

...or the free luggage :)
 
I and many others were called by our guides about 2 months ago with pricing for poly ad ons - I did not ask him to go on so I never got the details but there were modest discounts ( edit for larger add-ons) to the sold-out rate. But it was not advertised like the AKV one is now.
Not sure that was a secret, although Disney‘s marketing line used to be ‘the best kept secret’ so maybe…

i think it was more like when a retailer brings in a lot of stuff to fire sale it to make you think you got a deal.
 
Honestly I'm curious to see how much direct sales spike up once VDH actually goes on sale. And also if the annual pass coming back has any significant effect.

‘I don’t think they will ever again build an all-new, stand-alone resort if the best one they ever did will take that long to sell out.
