Larger VWL Price per Point

I had an offer excepted at BWV for 55.00PP current points larger contract 3/5 Disney took it by the time they took it prices went up next contract that was excepted was for 65.00PP that was in mid April Disney took that, now I am looking and all BWV contracts are priced 78.00 and up a lot closer to 85.00PP this is all within the last 3 months! A broker told me today that disney just took a BWV at 72.00PP. Just when we thought the 70's were safe. Supply and demand! Do what is right for you. Good luck

Price per point is not the ONLY thing disney is looking at, there is something else as well in the ROFR equation. Last week or week before disney took BLT at higher price and let go lower price BLT in the same week, any idea?

Sigh yes, it is a waiting game. I have been looking for 4 years. I am finally saving and should have enough money in Sept. but I am used to seeing the pricing for the last 4 years. We are staying at BC soon and will decide on BCV vs VWL as our first contract but I know I will get antsy. I have seen a 150 pt. BCV contract March UY for $75 a pt. only 13 2013 pts. I think this fair...not great but fair but I think the seller does not know what they are doing and it makes me nervous being new to the process. I just wish I had been in the position to buy 1 year ago.

I totally can relate...it's all in the timing!

Probably use year as well as the time before points were available to resell them. Also if they got a call for a specific use year and number of points they would be looking for that contract.

Just saw someone say Disney just took a BWV contract back with ROFR at $72/point.

Definitely buying a year ago would have been a lot easier. Best of luck to you.

Is it typical to see such a big resale price increase leading into the summer or is this year an anomaly? Trying to figure out if we should buy now because this is a new trend and prices are going to just keep rising (what with DVC raising direct prices and GFV going on sale so high) or if this price hike is a normal temporary bubble that will deflate in the fall/winter.

In general, prices were higher in 2007-9. The Recession knocked the wind out of prices, with 2011 and early 2012 representing some of the lowest resale prices in years. Just like "normal" real estate, DVC appears to be making a rebound.

No one can say for certain which way it will go. My prediction is prices and demand will ease up a bit in the late fall and early winter, once spring fever passes (everyone has summer vacations on their minds right now) and current DVC owners starting thinking about paying their 2014 dues but I don't think they'll return to 2011 levels unless the economy tanks.

However, (isn't there always a however) Disney is no longer trying to sell the number of points it did in recent years. Between SSR, BLT, and AKV, I think there were over 20M points to sell. Now with the 900K left at AKV, 2.5M at VGF, and probably a similar number at the Poly in a few years, the vacationing public could purchase those points comparatively quickly, keeping demand high on the resale market.
