Well we wanted to stay on disney property and we are a family of six, so we were told to look into renting or buying points from DVc. We have no idea what it would cost or what the resorts are like. Do you get all the amenities of disney property? Can we get a place for under $200 a night? Ugh!!! I need to read!!

A family of 6 would need a 2BR and that would not be under $200 a night.

DVC resorts on Disney property include Saratoga Springs, Old Key West, Animal Kingdom, Boardwalk Villas, Beach Club Villas, Bay Lake Tower, and Villas of Wilderness Lodge. Opening next are the Grand Floridian villas.

The going rental rate is $12 a point and points for a BR range from 30 on up a night depending on resort and time of year.

The most economical is Old Key West which is the original DVC resort.

You can also book these rooms directly through Disney for a much higher cost. If you go to the DVC section of this website you can find plenty of information on renting.

If you want to be "on" Disney property you could check out Bonnet Creek. It's not a Disney owned resort, but it is on Disney property.

Options on property for a family of 6 are:
Art of animation suite
2 rooms at any resort
2 bedroom villa at the resorts mentioned by previous poster.
I might advise looking at a rental home in Windsor Hills. I can't name the websites here but try and google it.

I might be wrong, but if one of the family is under 3, I think you could fit into a 1 bedroom at Animal Kingdom Villas, not the value ones.

This is the tough and expensive thing for large families. Whether it be a cruise or a stay on site. The options mentioned above are exactly where I'd go.....renting points from an owner is a great way to stay on property, get all the perks (except free dining) at a decent price. I will say this, that we are happy we purchased DVC before we were a family of 6. At the time of purchase we were a family of 4 but since added 2 boys to the mix. Going to Disney is much easier with DVC but flights, food, and park tickets add up fast. Good luck in your quest!

Two more options for families of 6 to stay at a Disney resort are the 'family suite' at All Stars Music and the cabins at Ft. Wilderness. Both of those sleep 6.

We are also a family of 6 but our youngest is 2yo so we've been able to rent points and stay in a 1-br villa. Next time we go, he will be 3 yo or older and we'll need a 2-br. I have no idea where we'll stay. We may look at off-site...somewhere like Bonnet Creek or rent points to stay in a 2-br at OKW.

Renting a DVC reservation would be a good option but probably not for the price you are looking for. You didn't mention what time of year you were thinking of vacationing and that would make a difference on the number of points needed. Time of year also dictates how easily it would be to get a room of your choice. Keep in mind that you should do your research before entering into this transaction. If you are picky about which resort you want to stay at you will most likely need to make that arrangement at 11 months before your trip. The reservation will still be owned by the DVC owner and you will NOT have any access to the reservation until you check in. There is a lot of trust needed from both parties when you rent a reservation. The owner will be the one to make the reservation for you. They are the only ones who can add ME or any dining plan. If you add the dining plan you will need to pay for that upfront. Most DVC rental transactions are non refundable so if you would need to cancel you would possibly lose everything you put into it. There are rental companies that deal with these type of rentals. You will pay more per point, but have less to stress about.

Purchasing or buying DVC is a whole different story and not something I would recommend just because someone mentioned it. It is a long term commitment. In very general terms, you are basically paying for your accommodations upfront for the next 50 years. This would be recommended if you vacation at WDW every other year and stay at a Deluxe resort (possibly a moderate resort) when you visit.

I'm pretty sure you were just referring to renting a DVC reservation, but I wanted to clarify.

If you can afford it, the 2 BR DVC condos are the best way for a family of your size to see WDW. But even renting points is pretty expensive.

Don't buy into DVC unless you plan to visit a lot for a long period of time using the condos.

If you want to be "on" Disney property you could check out Bonnet Creek. It's not a Disney owned resort, but it is on Disney property.
Just a little clarification on this good suggestion.

First of all, Wyndham Bonnet Creek is surrounded on three sides by Disney property, is closer to the theme parks than any of the Disney value resorts, but it is not "on" Disney property. Therefore you would not have the "perks" of staying onsite (free theme park parking, EMH, billing to your room, Disney transportation from your resort, MDE, DDP, etc.).

What you would have is a very nice resort, with a condo-style unit that is bigger than most DVC 2 bedrooms, with a full kitchen, washer & dryer, etc. The amenities at WBC are better than most DVC resorts, and so is the completeness of villa equipment like cooking and dining stuff.

There is a bus transportation system, but it has a fee that has been bouncing all over the place since implementation a few months ago. The latest I heard was $6 per person per day, but I don't know if that's accurate today.

If you drive, you'll pay for parking ($14) at Disney theme parks but not at WBC itself. If you have an annual pass, you won't pay parking at theme parks. Drive time to the parks is about the same as from OKW -- I can be parked at any theme park in 15 minutes from WBC.

Cost
You can rent a WBC 2 bedroom from an owner for an entire week for less than $1,000...usually more like $700-$800. So that's well under $200 per night.

You might check the DIS Orlando Hotels and Attractions board for further info on WBC, Windsor Hills, and many other options.

Might want to check out the Swan and Dolphin. They have 2 br units and are on Disney property with many of the extras.

There are many kinds of discounts (Education/non-profit, AAA, Amex, sga, & more). You can combine some discounts.

If you need to fly the airlines even incorporate the hotel fees into the pkg.
