I need help deciding to join the DVC or not,

I have a question to ask you all

When I buy the DVC will i have to pay that big fee of 20,000 or so or can i pay monthly,

When you join DVC, you pay a deposit(based on the number of points you buy) and the rest of your payments for your contract can be made montly if you choose.
 
Depends. If you buy through Disney direct you can get financing through them and pay monthly.

If you buy resale (which is way cheaper), then you will need to pay it all at once when you close, so you will need to finance through a 3rd party lender if you don't have all the cash.

Just make sure you check your budget and it makes sense to make a DVC purchase...because you will be paying interest, the time before it starts making a savings will be longer.

I would not recommend financing such a luxury purchase. DVC can be a lot cheaper than $20K if you buy resale.
 
I second Dean's comment. DVC is very expensive, especially if you purchase direct from Disney. You see lots of resales where the seller is asking a very high price for their points. Usually it is because they have gotten into a bind and need to sell to pay it off.

If you must finance, see if you can find third party financing which is difficult, and buy resale to save some money.

If you must finance, have a way to pay it off way faster than the terms of the loan or don't do it. Part of the 'sales pitch' from Disney is that over the course of your membership, you will save money if you were to stay in a similar type of accommodations by paying cash. Finance charge negate that savings.

Unless you get an equity loan you wont do much better then disney on the intrest rate .

If you just take the money you would have spent in rooms and add that to the principal on the loan till it's payed off. Thats what I am doing

If you don't plan on going to WDW every 2 years, buying a DVC interest won't work very well.

I disagree; we don't go to Disney World every two years and DVC works really well for us. Instead, we have been to Disneyland, a cruise, and to Hawaii. All very wonderful trips that would have not been possible without DVC. Our Disney World trips have been spaced out about every three years with these other trips around them.

Owning and using vs buying to use are different currently. IMO, buying DVC to use for none DVC options is not reasonable, especially with the current prices of retail and the limitations of using resale points for some options and the limitations associated with RCI.

I just wanted to clarify that we did not buy DVC for using it at the different options. That would have been stupid especially since there are timeshares for a dollar plus closing on Ebay. Our intention was and is to use it at WDW but we have also been pleased with the results of trading our points. We have been lucky.

It is important in any open discussion to make sure that both points of view are expressed especially with potential new members. They need to know ALL the facts.

Quite frankly, I am glad that there are 'purests' who only want and believe that they should use their points at WDW. I believe it helps with the availability of the different options. If everyone was trying to book a cruise using points or through RCI, there would be an even greater backlog.

I agree, the point was related to buying now for those purposes vs already owning and having to make decisions, somewhat different situations IMO.

They added exchanges, other resorts and DCL as a advertising gimmick to increase the DVC's perceived value. The availability elsewhere is limited and restrictive. If Disney really wanted to support your points being used outside of the DVC they would have a different agreement with RCI to offer more than 10% of their available inventory and more availability on DCL without blackouts.

Can you use your DVC points outside of the DVC, sure you can, will you be able to, maybe, is it a good value, probably not.

Bill, I'm going to end up agreeing with you but take the opposite approach to get there. I believe DVC would love to offer other options at a reasonable value but they have several things standing in their way. One is the inherent system of getting from traded points to cash for applicable options is simply inherently inefficient. The other is that DVC has a tremendous need to be in control. I've opined previously about DVC and exchange options. IMO, their best option would to expand the BVTC and drop the corporate RCI or II approach though they could still have an affiliation and members could still have the opportunity to join one of those. The reality is that the current approach is better for the person who plans a single exchange or one every 5-10 years. Were DVC to simply align with RCI weeks or II and allow members to join and deposit directly, DVC instantly becomes a pretty good exchange vehicle, esp for RCI and that's true both for RCI weeks and RCI points though the specifics would vary a little between one and the other. While I know that a few DVC members have used independent exchange companies here and there, I am not aware of any that have routinely done so and I wonder out loud how this might work. I think one of the problems with II (less with RCI) and with some of the independent's is that they lump all Orlando options together and don't give DVC enough credit for it's increased demand over the rest of the area.

Unfortunately I don't think many of the sales staff truly understand how limited the other options are and I'd prefer to believe (and actually do) that it's lack of knowledge and experience rather than dishonesty that has them touting the other options as they often do.
 
I've been to a few other timeshare presentations, never bought anything, and all of them have spent around half their presentation talking about the benefits of trading and travelling all over the world. Seems like this is a common sales tactic at all timeshares to emphasis trading.

My experience has been somewhat different but then again my level of knowledge and experience for timeshares in general are likely more than most and sales staff tend to concentrate on the areas that they feel will draw a person in and that's not it for me as a rule. I've been on maybe 60 (guess) or more tours over the years with almost half being non compensated tours. I can't recall a single example of one that concentrated on direct timeshare exchanging in any way though it's possible someone did. A few did concentrate on cash type exchanges like cruises and hotel stays with similar examples of poor choices just as they represent with DVC. Most for us concentrated on the timeshare itself and the timeshare system involved. Some were frankly and clearly dishonest and some in MX would have violated the state laws for all states I am familiar with.

One needs to realize that timeshares sales people are almost always very skilled at what they do. They're generally the type that would quickly move to the top position for any sales type they tried their hand at. If they chose to move a step or two further toward the dark side, many could legitimately be labeled as con artists, for some, that distinction might not be that far off in their present position. Given that timeshare are usually SOLD rather than something an individual seeks out, realize that historically top timeshares sales staff have generally been in an income level that would have them squarely in the sights of our current president.
