If you own a 2042 resort, what do you plan to do when it expires?

I’d think the availability will be through the roof. Think how many contracts will be foreclosed on by then from no one being able to sell in the last 3-5 years… I’m sure there will be amazing DVC.rentals available to help make up the difference, but some will have just given up by then.

You might have people willing to just give away so they don’t have the foreclosure situation.
 
Cry. I will cry. Then I will probably try to buy more points either in the same buildings or something else, because I will be angry if I can't spend enough days on property. That or commit to staying at YC every year because it really is my favorite and I only don't own those points because they don't exist. BW was my consolation prize.

DVC's goal is still profit, even in aging buildings with expiring contracts. Then we will see how DVC behaves.

If these buildings are getting torn down, who knows how they will look toward the end?

If Disney is converting them back to the mouse, your dues are still paying to maintain them until the bitter end...

They should be done if the building is due for it, and I don’t have an issue with it. The building was new when built. It has to be kept to the standards of DVC while in use, and sometimes that means keeping things in repair.
You'd be OK with paying for a full refurb a couple of years before your contract expires? Obviously they'll keep up with repairs, but it makes no sense to do a full refurb right before the contract is expiring.

Well, I guess we will see if the we the owners want to do that. We the owners, of course, are represented wonderfully by DVC management, as we all agreed.

Look how long it takes to sell these resorts when you have just a couple of options. Imagine trying to sell BWV, BCV, OKW, HH, BRV, and VB at the same time. Daunting task for WDW in my opinion. They will offer an extension of some sort IMO.

As for us, contemplating selling. However, we love BWV and plan on stickying around for as long as we enjoy WDW and it doesn’t get stale.
Yea they would need to stagger sales, working one at a time should be the plan, maybe refurb one and teardown the other.


Yes, this is so true. As they approach worthless in the last years -- and the transaction costs stay so high and probably increasing -- the incentive could be there to let them foreclose years before the resort ends.

For buying, there's probably a sweet spot at like 2035ish, assuming something close to current math, and assuming those properties are even kept up or desirable at 2035, which is a long time from now...
Purchasing in 2035 is only worthy if it gives you some kind of leg up with whatever they do beyond 2042, right? I mean the dues alone will be pretty close to rental rates?

That is my thought, yes. Also why I think dues will essentially be pretty equal to rental rates (maybe even rack rates)

I would think they wouldn’t tear them all down, but maybe one, and just major refurb the others?
I wonder if there will be any incentives for current members that are expiring in 2042, to purchase a new contract for the same resort (if it was just getting a major refurb). Like if you’re a BWV owner they will sell you the same amount of points you already own at a very nice price, but only if you buy in prior to 2042.

They can’t just resell all 3 WDW resorts at the same time so something has to give. lol

I'm cool with my dues paying that, I like it being there and it makes us happy. I just know I'll either be sad to have to buy something again (in which case I'll be crying to part with my money) or to see BW go (or crying to see it torn down/taken away).

I don’t think we see anything like a complete tear down. I could see the building turned into a full hotel and then over different years start to sell as new DVC contracts.

I also wouldn’t be surprised if we see a new tower or something built near BCV or BWV that then includes the old buildings into a new contract expiration way into the future.
 
The Disney Institute was more or less a tear-down that resulted in SSR. They kept some of the central buildings.

2042 will be unprecedented with BC/BW. These will be elderly buildings on some of Disney's most valuable real estate. I guess they might do one at a time, but I can't see either surviving.

Even now, these are not at modern, really expensive hotel standards. In almost 20 more years, they won't be looking better.

Yes, historically Disney kicks the can down the road. That's why GF cash gets the kind of reviews it is getting now and why DVC got some of the worst Poly buildings.

It wouldn't surprise me at all if they start massive building on the cash side of BC/BW before DVC expires. That will show what Disney plans for the rest.

Or maybe theme parks will be totally out of style and it will all go broke. 2042 is a long time from now.
 
When I was looking, I considered the 2042 resorts because at age 84 in 2042 I would have been most likely been done with Disney trips. Since I wanted the contract for my daughter born in 1990 and ultimately granddaughter born in 2019, I decided the expiration was too soon.

I did consider that in 2041 the price of the 2054,2057 or 2060 resorts might be cheap enough to just buy a contract at one of those resorts as a replacement. but decided against that.
 
Probably I will continue to use my BRV points until expiration. I have no specific plans to replace it, I will be in my upper 70's by that point anyway so I doubt I will be wanting to add on.

Yep, i think a new tower in the area is a good bet. Not sure either resort needs to be torn down, but will need major renovation, so i think it'll just depend on how good or bad the condition as we get closer.

Maybe tear down the DVC section of BCV & build a tower that connects to the big space closer to the lake.

We did have certain sections of Caribbean Beach torn down to build the Riviera
Yep, and I could see some massaging of areas to accommodate more rooms.
