If i buy today i get the 2004 points?

Hope you guys can help me...you've been great so far answering all my questions. We called up today to find out what the price per point was at the moment for BWV and BCV. Randy told me that its pretty impossible to get beach club but boardwalk should only take a few weeks. He said that even if i get Sept as my month to renew points i would get the 200 points from last sept too? Im confused..does this work for all months, do i have to pay maintaince fees on these points from last year? Does the same work for the timeshare store if i decide to buy from them?
 
Maintenance fees are based on calendar years, not use years. So you would just pay 2005 dues prorated for the number of days remaining in 2005. If your use year has not yet begun (which as of now would just be the February use year), you would get 2004 points as your current year allotment of points (for February, the current year allotment would be 2005 points). In general, you would get the 2004 points for every active use year except February.
 
Thank you Doc! So as long as get a month other then jan and feb i will get the points from next year? Even if the person that had it before me used the points? Now if get a uy of say April does it mean that these points from 2004 will have to be used by then? Thanks again for your quick response!
 
If you are buying directly from Disney, you are actually buying a new contract (or add on to an existing contract). What the previous owner of the points had or didn't have no longer matters as DVD just takes the points and puts them into the hopper of points available without regard to who owned them or how they were owned before (except resort and use year of course).

Does this mean that if you buy 150 point with a Sept use year. You will start out with 150 points from Sept 04. Get 150 more Sept 05 and be able to borrow 150 more 06 points on Sept 1, 2005?

Yes, if you buy directly from Disney, that is generally the way it works. There are some differences in some cases with the phasing of SSR as I understand it, but generally this is the way it works. It is one of the advantages to buying direct--you always get a full contract and in many cases end up with what amounts to an "extra" year of points (depending on how you look at it).
 
Doc....are you saying that if I bought 150 points from Disney at the going rate of $89 per point, that I would also get 150 points 'extra' from last year's allotment...free and without paying maintennace?

So if the same 150 points were bought on the resale market at $75, then the difference would be closing costs (figuring $3 per point on 150= $78.
So, at $11 more per point or for $979, I would escape the rigors of waiting for a Disney repurchase of my contract and I'd get the use of 150 extra points $6.25 a point 'rental' for use this year.

That sure throws a wrench in my figures that resale beats Disney prices hands down....altho I realize that some resale contracts are also loaded. But the one I was looking at yesterday: NO 2005 points so a need to borrow from 2006 (but not paying 2005 maintenance of course) at $75 a point plus $4 a point closing was NOT a very good deal as it goes. WEll, good thing I read all the stuff on the disboards!

However, if you buy resale, don't assume you will get prorated maintenance fees for this calendar year. You have to negotiate that into the deal or they WILL expect you to pay the full year of dues. If the points are intact, they feel like you should be paying for the use of the points and you should pay the entire amount of fees to the seller. Be specific about it up front with your offer if you don't want to pay the full amount.

If you buy from DVC, prorating the maintenance fees for the current calendar year is their policy.
 
Just keep in mind that, depending on the use year, you may be limited with those 2004 points. For example, if April you will get 2004 but will not be able to bank, etc...We did this with a a small add-on at BWV last year. Only paid pro-rated 2004 dues plus received 2003 points for $84 (we were able to bank).
 
Absolutely. For example, we have a June use year. The 50% banking deadline is February 28. No points at all can be banked after March 31, the 25% banking deadline. So, with one of our direct add-ons which occurred in April one year, we ended up having effectively one month to use the previous year's points or lose them. Any 2004 points over 50% of our total allotment would not be able to be banked and would have to be used by May 31, 2005. However, keep in mind that the banking deadline is based on your total allotment. So, if you already owned 150 points, had already used all your 2004 points, added on 150 points that were within at least the 50% banking deadline, you would be able to bank all those points into your 2005 use year under these circumstances because your total points would now be 300 and you were trying to bank 150. It's actually less confusing than it sounds on paper. :)
 
Oooh Doc, why am i still confused :rolleyes: So what you are staying is if i call up tomorrow and they have 220 points i could buy and April was the use year i would have a month and a half to use them of loose them? What happens is they have a use year month of Feb? Do i not get any points from 2004? If this is right i would almost be stupid to ask for a month that is coming up and better off asking for like december?
 
Yes, actually you do have it right and you are thinking correctly. That said, if you got an April use year you would almost certainly be able to rent the points and recover some of your costs of purchase (you may not get $10 per point, but in my circumstance the doors were being knocked over to rent them at $7 per point even though there was less than 30 days to use them).
 
If you are offered a Feb use year, you are getting 2005 points ONLY, no points for 2004. If they offer you a June use year, it's not 2005 for those people until June of this year, so right now they would get 2004 points, and in June they would get ANOTHER 150 points. This only happens thru Disney--resales do not work this way. Let's not even think about December--I've been a member since 1997, and it still seems odd that they don't get their 2005 points until December of 2005.
 
Once you know what Use Year you might purchase, make up a chart to look at how those points can be used.

For an April Use Year points run April 1-March 31. You would have to use the 2004 points by March 31. Conditions effecting those points are -- past all banking deadlines, you are into the final 60 days of your Use Year so you can no longer make a reservation at a non-DVC option (could stay but reservations have to be made before the 60-day deadline). In essence, you can take a DVC resort trip that must end with the night of March 31. After that, you'll need to use the April 2005 points.
 
The 50 '04 points that came with our add on last week, don't really help us, but since we didn't pay maintenance for them, that's OK. We have a March use year.

An inquiry / tour on Monday 2/07 at SSR :

They are offering July UY.
Points are not available until July 2005.
Not giving 2004 since they are now selling Phase II
If you take the tour you have 3 days to decide at the discount price.
If you just make contact (no tour) you have until 2/28, when the discount is supposed to end.
 
What is the going price/special for add-ons? at SSR and other resorts?? Does anyone know? we're headed down on Sunday.

Also, what discount do you get if you take the tour? We already own two contracts at BCV, so would we still get the discount if we took the tour and then added on??

I was getting so excited reading this thread thinking that I would get my 2004 AND 2005 points with my Oct UY at SSR that I am about to buy......darn phasing..... :sad2:
 
Thank you everone for all your help. Just go off the phone with Disney and its a done deal...we bought 200 points for the BWV and just have to wait till the points come in for your use year month. We ended up picking august-oct and was told that even if we get august they will still let us bank the points at 100% from 2004.
 
My understanding is as follow, pertaining to SSR:

If you add 100 points or more, you have two options:

1. Get your 2005 points at $85 per point - dues don't start till you get the points.

2. Get 2004 points AND 2005 points for $90 per point. Dues start immediatley since you get points immediately.

This information was based on our Aug UY, so I'd imagine it also applies for Oct and Dec..... I'm sure Feb. is impossible, as has already been noted and other early months of UY would be impractical for most folks, since they can't be banked and it's pretty short notice for booking.

TLH1977, I was told same thing about our Aug UY and banking.
