Well, the title pretty much says it all. I am trying to find a small contract w/Feb UY at AKV. I am constantly checking the resale sites. At this point, I am thinking if nothing comes up in the next week or 2, we might as well buy direct. Anyone else in the same boat?

Don't know how small a contract you're looking for, but Fidelity has 100 points at AKV with Feb UY right now. I just noticed it on the website.
If you want less, is it possible you could offer to buy less than all 100 from this seller?

Resale (all contracts as a matter of fact) are just that, a contract, and cannot be split up. That is why many on this board recommend that if you are buying direct to split the points in the beginning.

Not sure if you are in a major hurry to get add on at AKL but I am sure 4 - 6 months down the road you will see many more. Due to the 3/20 deadline on resale rule changes inventory is really low and contracts are being bought before they are posted on the website!

We were in the same spot last year looking for a 50pt add on at OKW extended contract, a needle in a haystack. We ended up going direct and I'm ok with that. Now we want to add on at OKW again to increase our odds at getting the room size we want at 11months, we only have enough points for a studio now and we need enough points for at least the 1bdrm. The points aren't really needed for a stay because we have a SSR contract that we can use at OKW at the 7month mark so we're going to sit and watch what comes along. We're curious to see what happens after the march cutoff date. Good luck.

Have you contacted the DVC timeshare brokers themselves? Many times they have lists of customers looking for something so the contracts never even make it to being posted for sale. I'd strongly advise contacting one of them to be on the look out for you.

Also, you would improve your chances if you didn't lock into a UY. I know it's much easier to keep track of points if they are all in the same UY, but we have two contracts (Feb & Oct UY) and it really isn't that hard to keep track of them. Just a thought to improve the odds for you. Good luck! :)

Yes and I went through negotiations with that contract yesterday - we couldn't agree unfortunately - and it is a bit more than what I am looking for (60 points is my ideal). Thanks for checking for me!
 
Yep. I was looking for a small 25 point SSR contract with my use year and just decided to add on direct through Disney. Since the points were all there and no closing costs through Disney, for a small contract it came out about even steven vs. resale.
 
You could always buy a small package at another resort; you will still be able to book 7 months out.

We added on 85 points at Saratoga Springs either last year or the year before. That was a PERFECT contract for us since we wanted 11 month access to the Treehouse Villas. It gives up off peak season access to the treehouse villas by Bank/Use/Borrow - so we could do a a THV every third year if we were taking family - and plus once we have kids it will be a great little get away.

We own enough points at Animal Kingdom Villas and Bay Lake Tower resorts to go every year.

We have owned since 2008 here is a run down of all the places we have stayed using our points!
Saratoga Springs 2 BR - 7 nights
Wilderness Lodge Studio - 1 night
Bay Lake Tower Studio - 1 night
Disney Wonder - 3 Night Bahamian Cruise
Animal Kingdom Villas - Jambo House Studio - 7 nights

Sorry to hear about that, I think a lot of contracts are selling because of the resale restrictions right now and anyone on the fence is scooping them up (prices have come up a bit too it seems).

It is something that direct sales always had an advantage of, the ability to get exactly what you want without looking/waiting.

How long have you been looking? If it's less than 8 months, you're just too impatient;) That's how long it took us to find a contract with the right # of points and the right UY. We got Emails from the TSS when contracts came out, and one we missed by hours.

Been looking since "the announcement" came out. I am on the e-mail lists. Figured if I don't find something by 3/20 I will just buy direct. At least it's not a large amount of points I'm looking for...

To be honest, we thought about buying at SSR, then BCV, now back to just adding on at our home resort (AKV). I know, it sure is tempting to add on somewhere else!
 
I'm normally a pretty strong advocate of resale, but your needs are so narrow and so specific (and there is nothing wrong with that) that buying resale may just be unrealistic.

I'd continue looking at resale to see what you can find before 3/20. I certainly would NOT buy direct before 3/20 (you can buy direct anytime...what would be the point???).

If you find something attractive in the resale market, fine. If not, oh well -- the increased price you'll pay buying direct will be pretty small.

I can relate. We are on the email lists for the 3 larger resale companies and have let each of them know exactly what we were looking for regarding resort, points and UY. We were looking for a 50pt VWL Aug UY contract. The Aug UY was because our other two contracts are that UY. One resale company never had what we wanted. Another sends out to so many on their email list that is takes 2 hours for me to get the email. With that company, I have called 3 times within 5 minutes of receiving the email and each time the contract was already "Sales Pending". We finally decided to change our UY and were able to find a contract that is now being processed. It wasn't ideal for us but can't beat the price of resale ($65/pt for us) vs direct from Disney ($102/pt)!
 
By all means call the brokers. I recently sold a 25 point contract at OKW and it sold within a day before it made it to the website. A few years ago I sold a 70 point contract at VWL also before it made it onto the website.

In this environment, it is just not realistic to think you are going to "negotiate" on a contract of 100 points or less. IF you get a shot at something that would meet your needs (unlikely, but possible), you will have to pull the trigger immediately to be successful.

If you hesitate, you will end up with no alternative but to buy direct at $120 per point or whatever the direct price is these days. I'd hate for you to pay several thousand dollars more buying direct because you tried to "save" $200 on a resale contract that would have worked for you.

I totally and completely agree with you... however, if you go back and read my post, I mention that I am ideally looking for 60 points. I don't think I would negotiate on a 60 point listing. The contract that was being discussed was for 100 points @ $92. My thinking was that I could get 60 points direct for $7200 and no closing costs vs. $9200 resale + closing costs.
 
We were in the same boat and looked and looked for a small AKV resale for a February UY. We only wanted 50 points but were willing to go up to 75. We finally gave up and bought direct because it was getting to close to the time to book the reservation.
