I don't understand....availability????

I am trying to plan our first dvc vacation for late September. I looked on the dvc page where members report no availability....and certain dates in September are reported. However, when I go to the Disney website and check availability for booking those same dates I am able to do so. I don't understand.....do dvc resorts save some rooms for the general public??
 
Yes, I think Disney retains a certain percentage of the rooms (I'm thinking it's about 4%). That's why CRO may have rooms available when DVC doesn't.
 
In addition to what Simba's Mom said abou retained ownership, in newer resorts, like AKV and BLT, not all rooms, even if ready and open, are available to DVC members. Rooms are diveded into "units", ay OKW a "unit" was a building. AT newer resorts, a "unit" is a designated cluster of rooms. DVC declares a unit into DVC Inventory when they begin to sell points in that unit. Until a unit is declared, it is Disney's to do with as they please.

Also any unsold points in a resort, or points reacquired by DVC through ROFR or payment defaults, also can be used for cash reservations, or used for promotions like "developers points." It is pretty normal to see some cash rooms available even if there is no point reservations available.

Also if a member trades out of the DVC system into a regular Disney resort, or Destinations by Disney, cruise, or concierge collection, rooms are rmoved from DVC inventory and made available for cash to offset the cost to DVC of the trade, as points have no actual "cash value."
 
Chuck, since this question comes up so frequently, wouldn't a sticky thread about this be a good idea???
 

Also, the availability thread isn't "gospel." It's dependent upon people reporting it here. And if there's a cancellation, any particular date could become available that wasn't available before. It's just a "guide" and you have to call MS to be sure.
 
One other thing I forgot, concerning that DVC availability page not being gospel. I called for availability for an AKV value studio for certain dates, not available, so I reported it. I forgot to waitlist, though, and a couple weeks later I called again-now there was availability! So I reported on that thread to un-report those dates, since apparently now the value studios WERE available for those dates. Well, no one erased those dates, so it still showed no availability. In other words, sometimes things change, but they don't always change on the reporting-at least that's what happened to me.

Unfortunately, the reports, once given, are auto entered into a database, that auto generates the first post of each thread, so even if we manually change the post, the next time there is a report, and the tally program runs, the database re-adds those dates.

I can understand that now. Sometimes computers are so "intollerant".
