How many names(children) can be on a new deed and what rights/perks would they receive?

If we added some or all of our children's names, could they get a member card? Discounted passes? TIW?

Yes.

They could also have the deed included among their assets if they encounter a financial hardship or divorce. That's not worth the benefit to me.

Thanks for the reply. I'm willing to take that risk. Not even sure if the same rules/laws would apply to Canadians.

Just trying to do some future planning for our young adult aged children. We just purchased some more GFV points direct today so I think I might add some of our children's names to this deed and then start the process of adding our other children names to our other contracts.

Can adding names to deeds be done by a Canadian lawyer?

Any names added to one contract and not another results in separate memberships.

Hmmm. Thanks. Not really sure what that means and what the implications would be. Can you explain?

As some background, we have about 6 contracts at the BCV's and 3 (soon four) at the GFV's. All October use year.

If you buy another contract and it is titled differently than the others, you will get a different member account and a different member number for the new contract. You will need to transfer points or book a reservation with points from one membership and the other dates from the other and have the reservations linked if you want to use the points from the old and new contracts.

Trying to be clearer, all names on the deeds need to match to be under a membership. Each unique set of names will each have their own membership.

The contracts are bound by Florida law. I would imagine Canada bankruptcy and divorce law would treat assets the same as in the USA.

As for "separate memberships," think of it this way: you'll have a separate log-in on the website for any contract titled differently. Points will not be pooled.

Just an FYI, all named 'owners' must be adults. Not sure if that matters to your family or not.

Our new GFV points would hold an August use year and each of our other contracts have an October use year. So I'm guessing our new points would have a new membership number and new member account. Not perfect but it is apparently difficult getting the same use year at the GF as my current use year.

Contact your guide and tell them that you have to have an Oct contract and don't want to buy it they can't help you. Odds are they will get "special permission" and find the points.

My family just went through something similar. We now have two master contracts. All of our points have the same home resort and use year. You can transfer the points from one contract to another. You can avoid having different master contracts by deeding all of your points exactly the same. My family decided not to do this right away. We decided that we will see how it goes with two master contracts, and if it is not a huge pain we will keep it as is. If having two master contracts is a pain, we'll re-deed.

Your kids will get all of the benefits of membership. They can get a card, and therefore all of the discounts and access that goes along with it.

While they are absolutely technically two separate memberships you CAN access them both from one DVC log-in as long as you are named either as an associate or purchaser on both memberships. I do not have to log in and out to manage both memberships, the website allows me to toggle between both. I am a purchaser on one contract, and an associate on another. It is really pretty simple to navigate on the website.

And you sort of can pool the points by transferring. There are some restrictions on transferring from one contract into another, but if you need all of your points in one contract you can generally accomplish that. I figured when we added the separate contract that we would for sure just transfer our points each year, but that is not how it worked out, at least initially. We just booked our trip using both memberships, and then linked the reservation. Maybe we'll transfer in the future? But for this first year we didn't feel compelled to.

Everyone named as an owner on the deed will be able to use the points to make reservations and will be responsible for paying the annual fees. This will be true even if some f the owners did not contribute anything to the purchase. Consider making a separate agreement on how these items will be handled before the purchase.

Also, you will not be able to sell the contract unless everyone named as an owner agrees and signs off on the sale. If one of the owner dies, it could create an issue for the survivors, depending on how the contract is titled.

Consider consulting an attorney before you do add people to the titles so that you know all of the ramifications.

O.k., just added two (children's) names to our brand new deed/purchase. Papers haven't arrived yet.

Anyone know if they will automatically receive DVC cards?

I would contact your guide or quality assurance.
