I am going on June 5-9. I want to stay at a mod, hopefully POR. I am hoping to get a code, either FL resident or possible AP (i'm considering investing in them )

Can I book my room now and wait for a code, or do I have to wait until the code comes out to book?

You can book now to ensure you have the resort/dates you want. Than you can convert it later, if available.
