Haines City/Davenport

We're moving to FL! We're coming down next week to look at homes. We were looking in Davenport but our realtor sent us a home in Haines City. Does anyone have any information on Davenport or Haines City? Any good or bad things to say about it?

I really like the house in Haines City but I don't know much about the area.
 
I used to live in Davenport in my pre-kid days. I liked living there.
I am not a fan of Haines City at all. Parts are kind of crummy IMHO.

The best thing to do obviously is to come down and drive around the area yourself, since everyone's opinions of what's nice (or not nice) vary.

Where will you be working? Do you have kids?

The school system is these areas is not the greatest. For that reason, I moved out of there before my DD came along.

Pros of Davenport...afforable houses & property taxes, close to Disney, very quiet
Cons of Davenport...school system, not so convenient to some shopping (I lived there in the 90's...There is more out there now, but not as much as some of the other neighborhoods closer to Orlando.)

I'm moving to Davenport in October.

My Nana is a snowbird, and has a cabin in Davenport. My grandma and grandpa live in Haines City.

I couldn't tell you about schools or anything (no kids) but I personally love the area. It's close to Orlando without being IN Orlando, but still has enough to do/eat right in the general area. I spent a LOT of time in the area before I decided to move there.

We're moving right off of 27 in Davenport. a beautiful apartment complex.

I've been warned that the job market is awfullllllll, so plan ahead!
 
We don't have any kids and won't have any for a while so we're not worried about schools. Jobs...well I'm applying like crazy to all the schools in orange, osceola and polk county for teaching jobs. But worst case I will apply for a waitressing job. However, we have enough money to survive for a year with no jobs if need be.
 

If schools are not a concern and you don't mind that it is quiet/remote, I do think you will like Davenport. Due to the current real estate market (short sales, foreclosures, etc.), you should be able to find some good deals out there on houses.

Yes, the job market is not good here at all. I know someone who moved here in August and hasn't been able to find anything; however, he has all these "conditions" (doesn't want to work evenings, doesn't want to work Sundays, doesn't want his schedule to change from week to week). If you are flexible and persistent, you should be able to find something.

Keep in mind that Davenport runs all the way down to Champions Gate. The mailing addresses here are crazy. There is a lot more shopping than there used to be. I agree about coming down and checking out the area. It has many beautiful areas.

I don't mean to be a person that rains on your parade...just be careful as "having enough money to survive for a year with no jobs if need be" used to be a wonderful thing, however, I'm coming up on 10 months w/o a job and DH has had 4 "lay-offs" since Nov. Trust me I am not fussy, have decades of office exper. will work any shifts all holidays, etc. Polk County has a 13 1/2 % unemployment rate ,,but if you count the people that don't get unemployment & have just quit looking...way higher than that

OP - I agree with everyone else. Both places have their good and bad points. You need to research and live a PP said get down there and drive around and look at all the different neightborhood options. GOOD LUCK:goodvibes

LOL! I walk down to Polo Park every Tuesday evening for Bingo. They allow me to play even with my 6 month old daughter there as long as she doesn't cause a disturbance. Usually she sleeps through the entire thing in a carrier on my back!

Thanks for all of your replies! We put in offers on two homes. One in Wellington and one in Royal Ridge. Two different areas...one by 192 and one by 4. Hoping to hear back soon!
 
Thanks everyone for the great information and for wishing us luck! We really liked the house in Royal Ridge, but only kind of liked the house in Wellington. We did not get the one in Royal Ridge so we continued looking! We found our house! It is not off 27, which is where we were looking. It is off Ronald Reagan Parkway....right by Champion's Gate. It is a flipped house so everything is brand new...including the outside paint! The cabinets are so new that the installer was just finishing them when DH looked at the house! Actually, by the time he got to see it there were already two offers. We weren't the highest, but we had cash and quick closing so we got it!

When we get settled I'd love to meet other locals!

My DH works at the Publix right next to Champions Gate. Its a nice area, and you can take all the backroads to get to Disney, and I-4 is so very very close. Enjoy

We closed on our house and I love it! DH did a great job picking it out! It is such a quiet, nice neighborhood. At night there are always kids playing in the road, riding bikes, families out together etc. We went for a bike ride around our neighborhood and did not pass one car! Our neighbors are very nice too!

I was offered a teaching job, which is very exciting! While we had money to get us through if we needed it, I didn't want to use it. It is a huge relief knowing that we will have money coming in shortly.

The process of getting a job was kind of funny. It was my first interview and I felt like I had not done well. They asked me about classroom management strategies and my mind went blank. When I got to the car of course I could think of tons of strategies! DH had come with me to the interview and waited in the car. He looked in the rearview mirror and said "There is a man walking towards our car." It was the principal and he was coming out to offer me the job! :woohoo::cool1::banana: I had an interview two days later at another school and he asked me if he offered me the job on the spot if that would change my mind about interviewing elsewhere. It was exactly the kind of school I would love to teach at! Very community oriented, nice people who were willing to help!

Now we just need to find DH a job and we'll be set. The reality is we can survive just fine on my income, but we would be able to have more freedom with his added income!
