Grand Floridian Update

Bay Lake Tower figures are:

Studio - 16 pts.
1 BR - 39 pts.
2 BR - 54 pts.
GV - 96 pts.

So yeah, Grand Floridian rooms are going to cost more per night. BLT does have the 3 views and its figures above represent an average. But it sure looks like the cheapest VGF room will be at least 10-20% higher than BLT...or 50% higher in the case of the Grand Villas.

Where does this BLT Chart come from?

My chart is totally different.

I know I paid 145 and 170 points per night for my trip at the Grand Villa.

Is this chart some kind of average?

Edit to add: I now see you said it is an over all average for the chart on BLT. To me that average seems low, but didn't do the math.

The VGF Declaration on the Orange County Comptroller's site shows that the Grand Floridian Villas will expire in 2064.

Also, similar to Aulani, there is a provision for offering a Fixed Week Option when selling points. It does not state whether or not they will do so, just that the option exists.

Additionally, the points per villa in the event of maximum reallocation are as follows (points per use day):

Studio - 22 pts.
1 BR - 45 pts.
2 BR - 61 pts.
GV - 147 pts.

I did not see any mention of booking windows that would differ from the current 11 & 7 month windows. It looked to be the standard language related to being part of the "Club".
Thanks for the info. Have you found anything like the Aulani paperwork that specified the views by room number?

So I will never be staying at this resort if those are the points per night.

[For Villa of Grand Floridian]:

Studio - 22 pts.
1 BR - 45 pts.
2 BR - 61 pts.
GV - 147 pts.

Bay Lake Tower figures are:

Studio - 16 pts.
1 BR - 39 pts.
2 BR - 54 pts.
GV - 96 pts.

These are guaranteed point-per-night amounts for each resort. Simply put, it means that the point chart will have at least one Use Day during the year in which the point cost per night will not exceed these amounts.

In BLT's case, a Studio can be booked for 16 points or less some time during the year. However, its only applicable for a Standard View Studio during the Adventure Season, or for a Standard View Studio Sun-Thur during the Choice Season.

In reality, the point costs are much higher than the guaranteed point-per-night amounts stated in the Master Declarations. A BLT Studio can cost as much as 38 points a night during the Premier Season.

WOW. I can't wait to see what the cost will be for that GV on Easter week then.

I am guessing 327 per night. I am guessing at that cost they will have availability at 7 month window :rotfl2:

Can there be different charts? 1 for Grand Floridian points and 1 for "others" at the 7 month mark?

Has anyone figured out the layout of the bathroom in the studio (room 1404)? Is that a second closet or a shower stall next to the vanity?

Looks like the Toilet and tub in one room and the vanity and a closet in the other.

Studio seemingly has two small closets rather than the more familiar one large one. If you look at the second bedroom in dedicated 2B 1106, that seems to have the larger double-door closet. The (apparent) two closets in the Studio look to be about half the size.

No. The sharing of accommodations between Condo Associations would have to occur on a 1-to-1 basis.

I'm just guessing, but I think it looks like there is a shower there (in the studio portion), not a closet. The layout of the "shower" in the studio looks to match the format of the shower in the master. There is a small door and the wall bumps out a little to allow for pipes providing water for the shower. Both the master shower and the studio "shower" have that same feature.

If so, that would be a very nice feature, as you would still have almost three baths in a 2-bed. Or a bath plus shower in a studio.

It looks like the Villas at the Grand Flordian will be announced soon. The DVCNews has an article regarding the floor plan and building layout of the resort.

Here is the link, DVC News Grand Floridian Floor Plans and building Layout Revealed.

One interesting item was that the grand villas are four bedrooms, and each BR has it's own bathroom. The floor plan indicates there are six grand villas.

I found it surprising that the 147 villas figure DVC has been touting is counting each portion of a lockoff. Whereas in the past DVC always referred to the number of 2BR villas and GVs in a resort. That means VGF is smaller than expected.

Just looking at availability of the resorts currently in the DVC portfolio, the VGF are going to be near impossible at the 7 month window.

I would expect the studios, 1 bedrooms and 2 bedrooms to be as coveted as the AK Club level rooms or more so. You will need some major pixie dust to get a weekly stay in anything but the slowest times of the year. Grand Villas I think will be available at 7 months due to the amazing cost it will be.

I would love to sell some BCV points to buy some of these, but the price point difference is going to be too high.

There is also a little "bump" on the back wall of that space that looked like (and would be in the correct position for) a shower head. Maybe they are going to provide a whirlpool tub and separate shower stall in the studios!

Even if it's a regular tub, having a separate shower stall would be very handy.

Only if it's a new system with a crossover option which is not appearing to be the case.

I know there's been some chatter about this, but wouldn't this new association have to be well on its way from a legal standpoint in FL? It just seems to me that if this were actually going on, we would be at a point, at least by now, that it would be very difficult to keep it under "wraps," so to say.

I've never bought into a DVC II, but I think it's getting mighty late in the game for GFV to be a part of it and if not GFV, then to what end if ever?

I know you weren't implying it either. I was just reinforcing a point of discussion, Dean.

Yes, I agree. Plus I think the only chatter is in boards like this discussing the possibilities with no real indication that it was likely or even being considered. In many ways it makes sense for DVD to do so but there are negatives as well. I don't expected such a move personally.

I didn't see anything when I looked though the document but then again I didn't scrutinize every part of it. There might be something in there or it could show up in another document...or not at all!

I'd keep an eye out for an update to the Member Benefits Guide which was last updated in June of last year.

They usually publish a new version to include the Pre-Opening Program details when a new resort comes on line. Those details typically show the breakdown of the various villas and view categories as well as a point chart.
