It is strange they did not go with the extra bath arrangement since the rooms look like they would be roomy enough for it. It does look possible that the studios and second bedroom in the dedicateds are going to have separate tub and shower but I cannot be certain from the drawings. Having going through the documents DVD filed, there is nothing particularly different from what was filed for other resorts and, as it is designated to be within the exisiting
DVC, it appears rumors that some started that DVD would create a new class of DVC resorts were untrue. Moreover, there is no mention of concierge and thus that hope is shattered (the same AKV documents covered concierge).
From what I can tell, there will be 6 GVs, 47 dedicated 2BRs and 47 lock-off 2BRs and the dedicated and lock-offs are in fact right next to each other throughout. For HA, there is thus far being shown only one 2BR dedicated and one 2BR lock-off, both on the ground floor. To get to the 147 rooms that was announced when the VGF was first announced, you have to count the lock-offs as two rooms, 1BR and studio. That means it will be the smallest WDW DVC resort, since even VWL when you count lock-offs as two gets to 181. By making the rooms on the lake front GVs, it looks likely that there will be only two room categories for other rooms, lake and standard/parking lot view. Based on the guarantee for at least one night point costs given in the event of equalization, it does look like the points required for the four bedroom GV's are going to be significantly higher than the national debt and everything else will likely be approaching BLT Theme Park view cost although standard view should be less than that.
I suspect all of VGF will be very difficult to get 7 months out from end of Sep through marathon weekend in Jan, DVC's highest demand quarter when even lake view at BLT can face difficulty. Moreover, with only 47 possible studios many of which will go to 2BRs, competition for the studios is likely to be keen and they may not be available many other times of year at 7 months out, Also, if there are lower point cost standard view rooms those will likely be impossible almost all year at 7 months out regardless of size.
From what I recall, DVD started selling at both AKV and BLT within about a month after the filing of the documents it has filed for VGF and thus I suspect sales will begin by May.
