For Direct Contract, if your dues based on UY or calendar year?

I just received my statement and called regarding it. It's based on the day I agree to purchase and it's prorated based on calendar year.

Is this correct?

Yes, you will pay your dues every January (Calendar Year). New purchase dues are prorated to the date of the sale date.

UY is when your points load into your account.

Just to help others. Since dues are for operating costs for that calendar year, DVD bills you beginning in the date you sign to become an owner.

That is why UY doesn’t play a role.

The only exception to this is when you buy a direct contract & the resort is not yet open. In those cases your MFs don’t start until the resort opens or you get your first set of points. For example, when I added on at VGF they offered BPK points for sale in March 2022 but the BPK building didn’t open until June & they didn’t offer 2021 points. I bought in March & didn’t get my 2022 points until my use year started on Dec.1, thus I only had to pay 1 months MFs.

Huh, so Pre-buys into new resorts or additions before they open will have lower dues the first year for members with later use years. Interesting, and another (albeit small) benefit for later use years!

It still depends on the opening date of the resort. RIV opened in December so it was the same dues for everyone.

PVB tower, IIRC, also opened in December. LSL opening in Summer of 2027 would mean that those with Sept, Oct & Dec UY's will be from UY start vs. resort opening start.
