There's a very good chance that a better offer is coming but it could be months away. It also may not be significantly better than the current offer.
 
And follow-up question (coming from someone who's waiting on ROFR and likely won't close until after 9/16): Will existing member discounts in the next 12 months be better than the current new member discounts in the next 12 months?
One thing you could do is your at Riviera (by phone) just before 9/16 and then you're guaranteed the special price for 7 days after. So potentially until 9/23 (although my guide was losey goose on this back in Feb and kept the price for me for 2 weeks, but don't bet on it...). So maybe you'd be a member by then.
 
All Valid points but I don't think its silly. Who knows what DVC will cost in 30 years or what it will be. But if price isn't a material difference then having 10 more years on a contract does matter to some. Especially resale. Poly was $125-$135 a point 3 months ago. What I'm saying is if I love both resorts and Poly is $130 a point vs BWV is $115-120 a point those added years matter to me.
Yes, but a week in PVB could be 156pts but only 104pts at BWV. So, you have more to factor in.
 
Right, or going through other limited-time channels like the Disney Visa incentive they had earlier this year. Still, I think this is probably the best price for adding on we'll see

Copper Creek will sell out in the next 12 months

Way before that it was like 96% of 98% sold out back in June. We may find a complete removal of all incentives and another price increase on CCV coming. That means they would have only had to sell 66.4k more points at that time.

1.5k - July
16.2k - August

The 96% was from Disney directly so likely delayed from when they actually hit 96%. That being said they would have 48.8k left in points which at August's rate would be November sometime for a sell out. No doubt that it sells out before end of year.
 
This has been my experience. Have been interested in DVC for about a year and was hesitant about buying direct because of the inflated pricing vs resale. However, it really seems to me that the tiered system that Disney seems to be putting in place would have me regretting buying resale. I looked at the prices in February and it looked like the best deal for my needs was to buy 175 direct at Riviera. Since Covid, for new members, you get the $15 off per point starting at 150 points, plus a $550.00 discount if you are military. I am comfortable at that price point and the guide I have been working with added a little pressure regarding the September 16 incentive expiration. We are visiting Disney at the end of September and I definitely don't want to commit to Riviera until I see the resort in person. The guide offered that he could lock in the incentive for 30 days, if I put a small amount down ($1500.00) and if the incentives increase after September 16, I am covered, and if they decrease I am covered. If I hate the resort, I can get the deposit back as I won't be signing any documents until October 05. Just a thought for those on the fence, but it seemed like a no brainer to me.

Yes of course. There are so many factors, you just have to do what fits your family and your short and long term plans. :)

Monorail loop vs walking to epcot, the studios at Poly are also the largest I think in DVC studios and have 2 showers and sinks in them I think.

Yes, the rooms are very big at Poly and you can even walk all the way to MK now that the signs are going up for the GF walkway!!

I would not count on this at all. I think its actually a terrible chance based on sales data as we move forward and if there is a "better deal" its going to revolve around extra things not a actual discount off the purchase price. Someone brought up APs as an example.

I have brought this up but they sold roughly the same number of ballpark of points as December 2015 when in total they sold 94k points. They sold roughly 87k just at WDW based on @i<3riviera data and we will see what other sources that do tracking across all locations come back with.

Even if we do get an additional discount it would be maybe $5/point more? Downside is that this price point is gone forever and its $x more moving forward? Its a gamble and if you are buying just the minimum for blue card that likely is going up in the next 2-4 weeks as well.

"offer" is talking about saving $5,000 dollars.

Always anyone’s guess. If you are buying close to a deadline, then start it and see. They will give you the new ones if you have not yet closed.

Last year that happened to me. Although it did require me to go from 130 to 175, but in the end it was well worth it!

Whether or not these are the last incentives we'll ever see for CCV (I agree that the probably are) it is almost certainly true that we'll never see a lower price in the future for CCV than the current set of incentives.

Important part is just don't sign the contract that comes over. He will take a deposit over the phone but when the docusign contract comes you just ignore it until you are ready to move forward. That contract will have 10 day cancellation language so you don't want that 10 day timer to start until after you decide.

That is my interpretation though.

Correct just looking at them selling that last 2% of the resort. Now it could be off because when they say 96% I am thinking they only sell to 98%. If they instead mean they have sold 96% of the 98% they have to sell then you would simply need to 2x the time which comes out to a little over 5 months so we are in January when it would sell out (christmas though at CCV likely would see the last contracts snapped up).

I think even just from Jan to March it went from 95-96% so I'd say by end of year its at 98 maybe faster with the current member offer for CCV. Its the best price since the last increase for CCV right?
 
How long can one realistically put off signing/returning documents? I imagine Disney is very liberal with this and doesn't want cause a lost sale pressuring to return, but I also can't imagine they'd wait super long.

Expiration will be out there like 3 months but they can always pull back the contract. I would likely just tell the guide after you get the contract that you would finish signing after you make your decision when you visit later this month.

So it only worked if you were getting that many or more, but combined with the regular incentives at the time it brought the price for new members to slightly less than what one can get right now. $168 pp vs $170 pp at 250 pts. Not a big difference, though. My point was that they could offer incentives a variety of ways or to select groups of people, etc.

I wonder if that is a DVC led or Disney Chase led incentive on the backend.

Also the $1500 was only $1500 right it was not a per point discount so it only worked out cheaper exactly at 250 points?
