Based on this information, I will be shocked if we don't see another Riviera declaration soon.
May 7 declaration was for 278,538 points.
  • Wil's May sales data showed 74,589 points
  • His June sales data showed 71,785 points
  • Read the article to see July.
Combined that's less than 25k points for them to exceed the points in that declaration. Surely August data will show all those declared points are sold.

How much of a buffer do they need? It still has around 800k declared points ahead of sold? Why would they need to declare more when that's enough to last another 6-8 months worth of sales?

The same excess was around when they made the declaration in May.

If another declaration doesn’t happen soon, my question is what changed that Disney shifted policies in 3 months time?

The more point declared may be because people who use points there seem to be buying RIV contracts. (Just a guess, but they did the May declaration for some reason)
 
Can’t wait for Poly to go on sale so we can see the contract wording. Ever since the word Trust came into the picture I can’t help but wonder about the tiny chance RIV, CFW, PVB2 and maybe even AUL combine home priority forces and create a new way to buy and use DVC. That would be interesting use on the last slice of RIV! Doubt it will happen ya just never know.
 
And this does support that even RIV can do well when its price is one that is attractive and not facing something that is substantially less.
thoughts on a base price increase when Poly2 comes available? I would think they would have the same base price, just different incentives and of course no Magical beginnings (or extra years points) on the Poly2.

I honestly think in 2029 there will be a second RIV offering. Maybe half hotel rooms and half DVC taking over Aruba. In a somewhat less bulky tower.
 
I’m sure new buyers aren’t fully aware of all the dvc ins and outs, but I thought sales may slow as people wait for poly tower pricing. Less years on contract but could avoid the resale restrictions.

You are probably right, but I hope not. Part of what I love about Riviera is the proximity to amenities. No long walks. A new tower that would have to walk to share amenities with the main building would ruin it for me, unless they were a different booking category.
 
CFW sales are still just painful... Less than both SSR and OKW!
I genuinely wonder if it had the same net pricing as SSR has right now if it could move the same volume and I think the answer is likely no.

I would definitely assume different booking categories, same association. Jambo House and Kidani. VGF2 resort studios, Poly Tower. Though it would have some of its own amenities if there were cash rooms.

Also I don’t think Riviera 2.0 is terribly likely on that short of a timeframe, although who knows what they’ll do in the 2030s

I continue to believe as I have stated elsewhere before that they will tear down Aruba and build "Mediterranean Villas" (like the Bungalows or Cabins) that would create a lot of points, but they would sell people on access to the original tower.

As someone who just bought SSR direct with the incentives I can tell you I definitely would not have purchased CFW at the same price point.

Something in the back of my head is telling me that FL timeshare law has a minimum length of newly declared units at 40 years. So anything after 10 years could not be added because it would be less than a 40 years.

That is just based on a foggy memory from the great Poly2 debate when someone mentioned why CCV was not added to BRV….. so I could be misremembering.

I believe it’s that an entirely new TS must have a minimum life of 40 years, but I could be wrong about that.

I’ve seen this mentioned around VGF2 and PVB2 as well.

With expirations of 2064 and 2066, selling Parts 2 in 2022 and 2024 was the ~42 year mark. VGF2 sold out before it became less than 40 years. Poly Tower should be able to as well.

Was there an important timeline with FL TS law?
