DVC Villas not available to book on points, but showing as available for cash stay

I feel like this has been posted before, but I couldn't find it.

How can Disney have a room available for booking 7+ months into the future (I searched for December), but that same room isn't available to book with points? I know that they "get" points when people trade their points in, but are they able to preemptively take availability from members? And if so, how do they decide which rooms/resorts to take? I don't know if I'm wording this correctly.

Disney can use points that were traded in to book rooms 11 months in advance using the home resort advantage that those points provide. They don't have to wait for the 7-month window to open for those members who do not own at any particular resort. They can also anticipate breakage (unused points) for each resort and reserve rooms to sell for cash bookings accordingly. And in the case of RIV, which has not been fully declared into DVC inventory, DVD (the developer) can "sell" the undeclared rooms to TWDTC to use for cash reservations.

I guess the cash helps off-set some of the overall costs. You might have just hit that unusual situation where point reservations are gone, but some cash rooms still exist.

The resorts ARE 100% points, save for a new resort. However, Disney own some of the points, and control some of the other points (via banking and trades).

No. The resorts are 100% points. The cash inventory represents points that were traded out to ABD, DCL, the Concierge Collection, the Disney Collection or anticipated breakage.

We consider those occasional for-cash openings a useful way to add a night or two to our points stay after we've used all our points.

For DVC members, the for-cash DVC resort stays are discounted.

We stayed at BRV once for two nights in a 1 bedroom villa with fully equipped kitchen and stackable washer-dryer, lovely big Jacuzzi tub. Price was a bit less than a standard view WL room with lots more space...much quieter, too.

I don't think I want to know how Disney decides which resort to offer. It'd ruin the magic (as if it's magical!:))

For points they own, they can book like the rest of Us. For points traded, not sure.

For breakage, rooms still there at 60 days or less from check in or based on data to anticipate what is normally still there.

Developer-Owned inventory simply means points that Disney owns itself, either because it never sold them, or because it purchased them back in a resale transaction. Breakage is rooms that are still available within 60 days of the requested date – rooms that will go empty if someone doesn’t do something in a hurry.

RCI (and now II) exchanges do not go into cash inventory. Those villas go into RCI/II for their members to book.
 
I believe Florida real estate law requires owners of timeshares to keep 2% equity in the property. So Disney still owns 2% of the points and can rent them out for cash stays.
 
Thanks for starting this thread. We saw this a bit when trying to get a last minute reservation during RunDisney Wine and Dine last year and I couldn't understand why you could pay cash for a 2 bedroom villa via Disney's general online system but nothing was available on the DVC website.

How do you get the discount? I have our last night at BWV paid for by cash, but I booked it online and I don't think it was discounted. Is the discount only for direct buyers?

It needs to be booked for you by MS. However, discounts are not always available.

You could call MS and ask if there is anything available for your last night and if the price is better than what you booked online, you can cancel the reservation you made online (assuming you do so by the cancellation deadline for the cash reservation).

Call MS and if the room is available it’s 25%. But not all rooms are available so it does require you to check.
