DVC Title & Escrow - Is Title Insurance Part of Closing Costs (Resale)?

Hi all. I am reviewing a resale contract and looks like I need some clarification on title insurance. Title company is DVC Title & Escrow for resale. If anyone has experience with DVC TItle & Escrow, please advise what's included in the closing costs -- is title insurance included or is that additional?

I thought closing costs include title insurance already but saw this in the contract, and now I'm confused.

TITLE EVIDENCE: Buyer acknowledges that Buyer has been informed that Buyer may at Buyer's expense obtain a title insurance commitment and after closing receive an owner's policy of title insurance, insuring title to the Property.

I just closed using them and everything was included in the final price...however they had a breakdown of how they got to that price and I'm quite sure that a clean title was a part of the final equation. FWIW Cammy was very responsive to emails. Send her one in the morning she'll get right back to you.

I have a current closing agreement with Cammy at DVC Title & Escrow, we have a line item for Owners Title Insurance to DVC Title and Escrow for $100
