It seems like there are tons of OKW properties for sale right now. Does anyone know or has had any experience w/the Timeshare Store. We were hoping our pts would sell pretty quickly. Anyone know what the average time it takes to get your property sold?

I would think a LOT depends on the following
1. The number of points you are trying to sell. I have sold one 100 point at OKW and one 50 at HH. The 100 took two weeks the 50 took a few hours
2. Stripped or loaded. If you hav eused this years points it's a slower sale
3. Pricing. You set the price. I tend to price for a quick sale (my HH was at $ 75 for example) if you want top dollar prepare to wait longer
4. Timing.. One just never knows.

Same here. My larger okw took about 2 1/2 weeks-it was pretty stripped of points, nothing til 2008 but it still sold, of course i am paying 2007 dues since i used those points. Small okw contract-sold same day even though i priced pretty high-had 27 pts left out of 50.
If you price too high, be prepared to wait awhile (on the larger contracts!

Good summary. I'll add...

5. Resort. Basically the larger the resort and subsequent number of resales, the longer it will take to sell. Just basic supply and demand economics. A contract at BCV will sell a lot faster than one at OKW since there are fewer resale contracts for BCV.

Look at all the other resales for the resort you are selling. That will give you an idea of where you need to price to get a quick sale. As Carol said, you need to take into accout whether your contract is stripped or loaded and price accordingly.

Good luck! :)

Bought twice and sold once through The Timeshare Store. They are a top notch outfit and I highly recommend them. Ask when you list about pricing given the specifics of your contract and the current market conditions. Ask them what price would move quickly and what price could I get if willing to wait 90 days. That will give you some context for making a decision.

New to this thread, trying to decide if DVC is for us or not. If not too personal, why would you sell? You must still be interested , finding value, if her posting, I'm assuming?

Trying to learn and research as much as I can...

I used to wonder the same thing when i bought back in 1996. We ended up with 452 points (4 contracts), Both okw and HH. Now 10 years later, kids aren't with us as much anymore, husband just retired. We decided we could get MORE time at disney and do other trips as well if we bought an RV. I sold off most of our points and kept enough to go to HH and/or stay at Ft. Wilderness for a couple weeks. We simply do not need all those points (not to mention dues) at this time in our lives. This way, i will get more time at disney at a place i love as much as the dvc resorts, ft. wilderness. I wasn't willing to give up all the dvc perks OR hilton head so i kept my largest HH contract. DVC is STILL the best thing we ever did! We got 10 years of great vacations and i sold for way more than we paid. I highly recommend purchasing if you're going to vacation at disney anyways every year and are used to deluxe accommodations! :thumbsup2

People sell for many reasons. We sold as part of a realignment of our points and resorts. We were buying at the same time. It was the result of our better understanding where and when we needed the 11 month booking window. Fortunately there was enough price appreciation from when we bought the contract we sold that we did quite nicely.

We also sold 2 contracts at OKW and BWV about 5-6 years ago, only to buy back in at BCV (at the time Disney was selling BCV) We decided to jump on BCV while it was still available, and I was a Disney cast member (and got a discount). People sell for hundreds of reasons, but rarely because they are unhappy with DVC, IMHO.

BTW, our point total remained the same, at 200, and we never were tempted to buy more, unlike so many other DVC owners! (and we have a large family, 4 kids) Now my kids are beginning to age out of the family trips, and I am glad we managed on "only" 200 points. We will likely keep them, even if we retire to FL, to use ourselves, trade out, or to put up visiting family members.

I decided that 550 points for a single female was just too many. Plus due to job changes I don't have as much vacation time as I used too....

I sold HH because I bought there sight unseen. For me that turned out to be a waste. I really don't like the DVC resort on HH.

I sold the OKW points just to reduce the number of points. I have OKW, SSR and BCV points. I decided that OKW was the best choice to sell as I would make a good profit on it and the 11 month window there was not vital to me (as it was at BCV)

Now if AKL comes about I am dumping a bunch more points to buy more!

Pat, our kids "aged out" of family trips years ago, but now they're in their 20's and take their own trips to WDW, meeting up with us. It's wonderful to vacation with them again, as this is the only place we vacation together. :cloud9: Does a mom's heart good! And with DVC, their rooms are paid for, which is great for kids on a budget. :thumbsup2

Watch out--they'll be back! :goodvibes

Thanks, you guys. I appreciate you sharing b/c it really does help my decision. I am looking forward to going thru the PITCH in a couple weeks, and hopefully getting my head around use year, windows, and other such jargon.

Any more feedback is still very much welcome!

As many of you know, I will be going down Oct 15 and plan on scheduling my DVC sales pitch. Can I ask for a certain rep? Would any of you strongly recommend one over the other? I'm in sales, and can recognize a bad "close" when I see one. I need a down to earth rep who is eager to spend time on me. Any thoughts?

There are so many excellent guides that I doubt you will have a problem. There is a thread about our guides here that you may want to check out.

Here is the Who Is Your Guide thread

i found purchasing thru the timeshare store (resale) gave me exactly what i wanted and they (jason and a few other people there) were just great. the time share closing co. was not as great, alltho they got the job done in short time. you just have to be sure you read the paper work carefully.

i could not be more pleased with my purchase. and, if i ever have to sell, i am sure that the timeshare store will do a great job with that also.

:dance3: macbeth, double double toil and trouble :stir: will be there for halloween. can't wait.

Ditto on great service from Timeshare Store. Jason took great care of us 2 yrs ago. We bought 100 OKW points, and are very glad we did. Now are thinking about adding on 25-30 pts. Not sure whether we'll do it at DW or buy another small contract... Good luck on your sale.

We have not been overly impressed with the communication on our resale purchase; it seems that I've had to initiate almost all communication on our contract. If I were looking to purchase again, it seems I will need to email several times per week to be kept updated, which I don't like to do.

We supposedly "closed" on 10/2 and were told that we would be in the system within 10 days.

We are still not in the system, so I sent a note to our TTS rep to find out if there was something wrong. After checking with Disney, it turns out that Disney had a problem with the deed and notified Timeshare Closing Services on 10/4. Noone from either company (TTS or TCS) contacted me to let me know that there was a hold-up with our purchase.

I'm not sure what is going on. All I expect is good communication, good or bad news is irrelevant. I'm not looking to blame anyone; I just want to be told what is happening.

VERY frustrating...
