DVC Sales thru Timeshare store?

Here's the skinny! A typo was made in the % portion of the deed paperwork. Disney kicked it back to the title company. When Robert called you to say the closing was done, it was prior to the paperwork kickback and he had no knowledge of it. The revised paperwork has been sent to the seller for signature. As soon as he returns it, it goes to Disney and it's a done deal. Fortunately we had a closing date on your original paperwork of 10/31/06 so it should be finished well before then.

To the OP:

One of the reasons the OKW resales are taking a little longer is that I have just about maxed out on the allowable # of OKW points, and I am waiting for the CRV to be announced in 2 years, so that I can resume buying.

The above paragraph is meant to be tongue-in-check. Those who know me, know of my incurable case of addonitis!

I have purchased many, many resale contracts from the TTS and have been 100% satisfied with Jason (my salesman-manager of TTS) and Tom, the Owner. You will be too. I don't even look at the competitions ads anymore, that is how well they take care of me.

I believe actions speak much louder than words, and if you look at old/other threads, you will see that Tom takes care of his clients and any rare problem that occurs. He also will admit when (very rarely) TTS has dropped the ball, and I find his honesty both refreshing and reassuring.

As an aside, I believe DVC-I properties (except perhaps BCV/VWL due to size/popularity) are due for a price correction. With the AKV announced and the anticipated CRV to follow, I (for example) will only purchase DVC-II properties now, or significantly discounted DVC-Is. Now please note that this is pure speculation, and based on my needs and views only, thus YMMV!

The thing I am happiest about, is we bought 3 contracts (2 direct from disney, 1 in progress with TTS). 150 each for VWL, BCV & HHI. Right now we'll use up all the points every year...probably for the next 10 years. Then I think we'll sell the BCV (least favorite of the 3) as our travel habits change.

Our kids are small 5, 3, 1 and we'll "break even" on our first two contracts this January. So buying HHI (our favorite) was a no-brainer.
 
We first bought at BCV directly from Disney on a visit. Never checked around YADA YADA YADA...............
then I found the DisBoards.......light bulb goes on...

Bought another contract from TTS at OKW. Easy transaction, professional - would do business with again!! and wish I knew about them before my first purchase!

DVC since 2000- and I am in the process of sending payment to TTS for a small addition. This is the first purchase through the 'secondary market.'
Any advice on what to expect- and how long to final closing?
 
I initiated this thread & after reading thru the various posts, I'm thinking owning at OKW maybe I should lower my price. We really are in a hurry to sell - we're purchasing a condo on Lake Erie & really could use the $$$. Our situation has changed w/the kids being older & we're heading toward the retirement age & personally flying is getting to be such a pain in the neck. Any comments appreciated. We have enjoyed DVC for the 7 years we had it & I really hate to sell but have no choice.

I'm not sure if you are still looking for an answer to the original question, but just check out the last 3 pages in the thread "Sad Story". I can't think of a better testimonial for the Timeshare Store. Tom's involvement with this Board had me sold.

treloarf- Call the office and speak with an Associate. Ask for Jason if your regular agent is not in. Tell him what you are considering and he will give you some good, honest, advice about what to do to make your listing more attractive.

There are other things you can do besides just lowering the price. For instance, consider paying all the dues or splitting the cost with the buyer.

Also, consider paying the closing costs or offer to split with the buyer.

Be creative and do things to make your listing stand out!
