DVC Resale easy to buy by ok

there is no mention of extra fee but then again could just misinformation hopefully our next contract is a little better. Nothing to not use a company was just annoyed I had to start the communications instead just an update as they get updated. Example when ROFR passed I was informed 2 weeks later only after I asked what was taking so long then it went to next phase. But still resale prices will keep me going back.

So it actually was less than most and the opposite. Instead of Concierge service they didn't even let you know it had passed ROFR. Yes, that's disappointing. It happens sometimes but I agree if a company markets exemplary service they ought to be providing it. Perhaps the takeaway from it all is that if you purchase any more resale you'll be fine using any of the handful of long time brokers and that you're fine concentrating only on the contract.
 
If I hadn't recently inquired if the seller had gotten around the signing the documents on my 4th resale purchase, I wouldn't have known that:
1. They had
2. They can't cloase on my contract until they recevie the funds from another sale

This will drag my sale into the DVD/MS downtime when they aren't processing contracts.

I strongly dislike the subterfuge and lack of communication.

I also dislike the little white lies I was told throughout and the gaslighting about when things would be ready and the likeliehood of getting points in certain timeframes. But those tunes changed as we went along. What? THOSE POINTS were NEVER guaranteed. Really? Then why did you use them as a selling point? Why did you say they would be available in plenty of time? Thankfully, I was persistent with MS and got them through in time to use them instead of lose them no thanks to seller # 3 not being on time because he 'lost the email' and then 'didin't understand about needing 2 witnesses' - where's the hand holding that is advertised? Those two extra weeks cost me.

I saved 80K all told but the experiences were miserable.
 

I also was a little disappointed in the resale experience. I don't know what I was expecting, but I felt like most of the communication came from me asking questions and being persistent. I didn't hear from the agent after my offer was accepted until she wanted a review. I didn't need hand holding, but I would have appreciated a simple, "Hey. We are still waiting on XYZ. Do you have any questions?" etc.

I will say the admin staff was the best part of the experience. I asked a question, they answered the same day.

The title company was also overwhelmed and I feel like they could have been more responsive. They made an initial mistake regarding my deposit preventing my contract from being sent to ROFR for several extra days. No apology. They acted like it wasn't a big deal. Then it took awhile (again with me being persistent) for them to actually send me the contract once ROFR cleared.

When you have points expiring, every single day counts (especially this fall). Honestly, if it wasn't for Member Administration I probably would not have been able to use my expiring (and unbankable) points. They rushed the contract through for me because I was waiting to add-on direct.

Now, direct was an entirely different experience. But you definitely pay for it.

That actually doesn't always go so smoothly either. I had a direct contract that they miscalculated something on and overcharged me. I had another that took longer than my fastest resale. Actually longer than a couple of resales.
 
Fidelity is our favorite because they are cheap. Although there are others moving in who seem even cheaper. The broker doesn’t matter anyway. It’s the title company that does the work.
They may be "cheap" for the seller but they stick the buyer with fees that other brokers don't.
 
While shopping for resale contracts, I've gotten a taste for how some of the companies handle their customers.

I've had a good customer service experience with Fidelity, like others have mentioned, and I haven't even purchased from them...yet.

Are we allowed to mention resales companies on this forum? I am going through ROFR with another company, and they have provided great service so far, but I don't want to break any rules.

On another note, a different broker (I think the same one the OP is talking about) stopped replying to my offers. 😟 My contact at the company made it known that he thought I was offering too little, but I still feel like he should follow up to let me know the status of my offers. He encouraged me to offer more, but I told him that I didn't want to help drive up the price when I know that other contracts were selling for less at other resale companies. Maybe I got blacklisted? lol

Q: Is it okay to submit offers to another agent (or without mentioning the agent that helped me before) at the same company or is that taboo?

Can you PM me names? BTW I'm pretty sure realtors in most, if not all states, are required to submit all offers to the seller. Failure to do so not only is highly irresponsible, but likely a violation of their license.

I don't want to get him in trouble, if you're associated with the company in any way. I was just disappointed that I didn't hear back from him. Another strange thing that I recently noticed is that he used two different emails to contact me.

I should mention that prior to this happening one of his coworkers reached out to me in a FB group where I asked a general question, and he was super helpful. In all my years of being in customer service, I really appreciate when people are kind and make an effort to truly help without expecting anything in return.

The boards allow you to post about companies that you include a link to their website. If they don't allow it then the filter will catch and block it.

As far as dealing with the agent I'd just call and ask to speak to a manager or even just the agent you otherwise chatted with and just be up front of why, Maybe they all will do the same.

Brokers should have their website links posted here. If it is blocked, it can not be discussed and not shared via PM either.

I really want to help, but according to Sandisw's post, I'm not allowed to PM you names. I will say that I 'm following a bunch of companies that I found from looking online, and also from recommendations through a facebook group that I am in (that does not have a sponsor).

There are also a handful of companies that are listed here - there's a specific "Post a link..." thread from the moderators. For full transparency, I should mention that the company I am currently purchasing from is not listed on that thread.

This sums up an observation I had regarding resale contracts. In the resale transaction, the broker (a.k.a real estate agent) is essentially working for the buyer and the seller. It begs the questions; where do their loyalties lye? The buyer or the seller? Is the broker working to get the buyer the best price -or- are they working to get the seller the best price? Since their commission is based off of the selling price it seems they would be working harder for the seller and not the buyer. I just find this a strange conflict of interest with the resale process.

I believe they are considered transaction brokers.
