DVC Direct Pricing Heading Up

We were talking to a DVC salesman yesterday and completely unprompted he mentioned one of the changes they are working on is that 11 month booking window would not be available to future resale purchase buyers.

Likely a typical sales pitch but found it interesting nonetheless given we never even brought up the idea of resale and had already mentioned a lack of interest in adding on to our current membership.

Very interesting- did he mention if that was for owners of resale only, or if it would also apply to resale points for those with a mix of both direct and resale?

This I think would cause quite a bit of outrage. We are in the process of purchasing Aulani resale (we already own AKL direct). Our plan is to use our Aulani points at peak times like Christmas so we need that 11 month booking window. I would hate it if they take that away.
 

I assume it was a sales pitch. I also assumed he was referring to future resale purchases and not regarding those that already happened.
 
That's just a sales pitch. It would greatly devalue DVC if this was implrmented.
If DVD went this route, essentially there would be no home resort and all contracts would equilibrate to SSR's maintenance fee plus cost per point per year remaining on contract. Given Aulani's high MFs, resale ppt would halve to $50/pt. It should give one serious pause about buying into DVC at all.

I can't help but wonder about owners who celebrate the continuing tiered memberships given that they were able to buy in prior to 2016, 2011, etc. Every change DVD makes moving in this direction will impact every owner who isn't planning to stay under contract to end.

If they made it so only direct points could be used for 11 month booking, it would tank the value of resale. Like you pointed out, why would someone pay $150 a point for VGF when $100 per point at SSR gets the same thing. If VGF resale is only $100, people would be much less likely to pay $220 direct, and would just gamble that it will be available at 7 months. This then forces the direct price down to more around $150. The greatest impact it would have on DVD is new resort sales. If VGF direct is only asking $150, then they can't ask for $215 per point for a new resort.
As much as they don't love the resale market, ROFR keeps the prices high which in turn makes direct sales prices high as well. Most important to them is selling new resorts for a ton and turning that into a huge profit.
I don't blame guides for that tricky little rumor in order to try to sell 25 more points. My guide tries it with me as well.

You are far more generous in your assessment than I am. This sort of guide behavior is somewhere between deceptive fearmongering and short-sighted salesmanship; all of which is counter to the low-pressure-sales reputation that DVC has earned.

I suppose that's true. When it was mentioned to me, it was done in a very "low stress" way and I was able to shoot it down quickly. It helped me make sure that I was comfortable with my decision and the reasons behind it. There are more than likely others who have been tricked by this, though, which is a deceptive sales tactic that Disney should strive to be above.

I am not a lawyer but under the existing contracts, I don't see how they could legally differentiate between owners of the same resort for booking purposes . Contrary to popular opinion, there are some things in the purchase contracts that cannot be unilaterally changed.

To do something like this, they would have to start with a new resort before sales begin or perhaps figure out a way to establish some type of VIP club & entice owners of existing resorts to deposit their points into it.
 
When I asked what they were doing to make buying direct more of an advantage, I couldn't get a straight answer, but it was pretty clear they are trying to figure it out. I asked straight up why someone would buy any of the "sold out" resorts direct at the prices they are talking when you could save so much on re-sale market...and made it clear I was not terribly understanding of why those paying much less cost for re-sale have essentially all the same benefits as direct buyers. They need to make buying direct more appealing. For us, it made sense at this time...due to the resort we were looking at. Adding on, or adding a property in the future...not likely as appealing unless there are some significant advantages over the re-sale market.

There have been reports of guides telling potential buyers this for at least the past 7 years, probably longer.
 
Picked up 50 direct poly points before the increase today.

Was amazed at how easy it was. Had planned on waiting a year or two to add on but no way was I going to pay the 25% increase.

I have oct and was offered march / April or December.


Was thinking ether nixing the add on or going with dec. reasoning was the UY is after my main points so would be easier to keep track. Saw some ppl split the year for various reasons.

DVC called back and said my UY was sold out. Offered 3 other UY or 2 open resorts.. tough one.


Single resorts separate UY could be a royal PITA.

You can ask to be put on a waitlist for the Oct UY. They often have people who cancel out and points may become available again.

I was hoping to get the new points before e price increase.

25% savings on 50 points vs same UY on a waitlist.

Seller told me last week I could buy as many points as I wanted :/
