DVC Direct Pricing Heading Up

I’m glad that I got BWV at $90 pp only a few months back.

Wonder how long the increase will take to impact the resale and rental market?
 
Ugh ugh ugh. Game plan was to purchase direct in 2019. Luckily for AKV the increase is only $150 for 25 points. Now I just have to hope it stays at 25 and doesn't immediately jump to 50...
 
Fingers crossed for everyone in ROFR right now, but you don't need to despair: price differencial between direct price and resale offer has some impact but it's not the main factor. Disney has passed on great deals while ROFRing other contracts. My guess is it's more with the unit number and waitlist (maybe they have spare points in a specific unit they could join to sell a big contract sitting in the WL for long).
 

What is up with Vero Beach dropping in price?

Years remaining, with a lack of demand.
$100 per point with 25 years remaining comes out to $4 per point per year, with huge MFS
BLT will only be $4.55, SSR will only be $4.08.
If Vero was kept at $115 per point, it would be $4.60 per year, more expensive than both despite it being off property and expensive to maintain.
 
I have to wonder if this is a result of the boom in the prices in the resale market? i.e., if Disney is looking to fulfill their waiting lists, they may need more margin to do so.

Or, perhaps this is a way to decrease the waiting lists? VGC and VGC have huge price increases and "closed" waiting lists (in quotes because it's been reported that if you ask hard enough, you can get on the list). Socking on a $25 per point change in price is one way to get people to reconsider their choice of resort.

I suspect it's some of both...
 
I think the pricing has more to do with the economy and DVC is taking advantage of it while it can. I'm sure the demand to get into WDW is pretty high right now with the additions to the parks and the whole Star Wars madness.
 
Wonder if more people will buy into Vero with a 25 point add on. Tempting I might say, if I add on 25 direct.
 
I would think long term about buying 25 points at a resort you really don't want to stay at. For an extra $3000 for 25 points at VGF (or any resort) it would be worth having the extra points at the 11 month mark for the resort you want to stay at and not wait till the 7 month mark to book.

No, I would just use them to play the field, mostly in the off seasons and to be a direct member. My family really has no desire to stay at the Grand.

I was just using VGF as the maximum extra cost for a 25 point contract which comes out to $3000 over a VB 25 contract. Length of contract would also be a huge consideration, 50-47 years over only 25 years left, makes the extra $3000 a lot cheaper.
 
I think this is in response to the economy and strong resale market. But I wonder if another strategy is to up the prices, but offer incentives to buy 100+ points.
 
With a contract in ROFR right this minute, I hope the strategy is to decrease the demand for old resorts (thus needing to take fewer). That seems like a solid strategy to me. It means they are spending more time/resources on selling the new ones instead of chasing points for old ones.
 
We were going to check out the Poly studio units while on site later this week. Considering a 50-75 point contract. Seems like now is the definite time to decide direct vs. resale on that property...

To be honest though, we may just settle on an AKV resale. We're staying there the first 3 nights specifically to recheck our preference. Seems Poly isn't all that difficult to get into and our money will go a heck of a lot further at AKV. We just like too many locations.
 
If your thinking about Poly check the resale sites, there seems to be a lot out there already.

Just by doing basic math, I can tell you that that would be a terrible idea. Pretending that SSR has the same expiration date (it does not) as Vero Beach, you can multiply the 2018 proposed dues for each location by 25 points, then by 25 years. These of course will both increase, but typically it is pretty proportional to each other.

Vero Beach 2500 up front to buy in + 5331 for 25 years of dues at $8.53 per point = $7831
SSR 3775 up front + 3663 in dues at $5.86 per point = $7438

It also includes a later contract expiration, meaning you could sell it off with years remaining, and allows you to stay on property during busy times.
 
Rookie here, but if one were already considering a direct purchase of Poly (for various reason), this would be a decent idea to go ahead and move forward on...correct?
