Although I have not read all of the thousands of questions and answers on this discussion board, from the many I have read, one thing comes through loud and clear.

Notwithstanding an occasional complaint about noise levels ( on the boardwalk or in an adjoining room ), the overwhelming remarks are extraordinarily positive. Comments such as: We regret not buying more points. We waited too long to sign up. It was the best decision we ever made. Etc, etc, etc.

Is there anyone out there who is NOT happy with the program? If so, please explain why ...

Thanks, from a member-in-waiting.

I have never heard of anyone who was unhappy with owning DVC. There are however many people unhappy about certain aspects of the membership. Things that you frequently hear about are promises made during sales presentations, assumptions that things wouldn't change then they did, etc. Overall, really minor stuff. Even Rich who is so vocal about certain issues loves DVC overall. It's like anything else, it's easier to talk about the minor problems.

That being said, DVC is not for everyone. Part of the benefits those get that find this board is to fine tune and make their best decision. DVC is for the person that wants to stay at a DVC resort basically every year (sometimes EOY) and is willing to pay a higher but controlled cost to do so. It is not to buy to use to exchange or use points for other options other than the DVC resorts except on an infrequent basis.

The resale market is very strong if you find it's not for you. <IMG WIDTH="15" HEIGHT="15" SRC="/infopop/emoticons/icon_razz.gif" alt="razz">

(Disclaimer: I am not a current DVC owner, but plan to be when BCV opens.)

As Island said, resales are very strong. I'm currently buying a resale to add on right now. Many resales go without even being listed, and if you look, you'll only find a handful out there. Out of 50,000 members, the number of sales is extremely low. You would be lucky to find a dozen at any one time. Even with those few, you don't know how many were people selling who were unhappy or had other reasons to sell: financial problems, divorce, deaths, relocations, etc.

As a pure statistic, I think this speaks volumes. Just compare that to the resale level of time-shares in general.

With 50,000 members, we won't all agree on how things should be done, but as you noticed, everyone appears very pleased with their purchases and their only desires are to add more.

There are some things that could make you unhappy if you did not understand the system enough. Such as buying at the wrong resort for your particular needs, or misunderstanding any costs, finances, fees, banking, borrowing, ressies, perks, and other aspects of the program.

Ask away. The more you know, the better it would be. You might even consider renting points once and trying out one of the resorts yourself.

Good Luck.
