Disney to begin charging closing costs

Is anyone willing to estimate what the closing costs would be for 25, 50, 100 points bought from Disney?

OR in the resale line, are the closing costs based on the total price or number of points?

I think we're finished buying points, but DH still asks "Do we need more points?" if I bring the subject of DVC up. He wants to buy them before he retires, but I keep thinking the maintenance fees are high enough.

i have been told that Disney is trying to reclaim total control over their product both in initial sales and resales...............they are actively trying to keep the prices up and the only way to do it is to make buying resales cost neutral................i'd bet if you ask Tom Yeary his inventory is not as big as he'd like it...................I think ROFR is being exercisized because it is a main tool in their new policy....................
 
I was just wondering if Disney wasn't going to offer as a new "perk" waived closing costs on certain size contracts etc. Whereas the closing costs before were never an issue, now they become a perk the company can use to draw people in?

I'm willing to bet that the waiving of closing costs will definitely be a perk and/or part of future promos, etc.

In sales, it's not the deal that you get....it's the deal that you THINK you get....
 
Interesting! We are looking at buying directly from Disney for this very reason (no closing costs). Other posters are exactly right in saying it will drive people to resale, because - if we pay for closing either way - we'll take cheaper prices with resale!

Even if they waive closing costs for certain purchases, I imagine the price per point will still be higher than that of a resale contract.

This will definitely be something to keep in mind! We're looking to buy in June or July, so this may sway us one way or another (just not sure which way yet! :rotfl: )
 
My guide wasn't too clear about the closing costs, since he had been out of town when it was approved. He did say he "thought" the closing costs would be added to purchases of less than 200 points for new members, and wasn't sure if current members would be charged for add-ons of less than 200 points. I hope someone can post something more definitive. I just added on at SSR, even though I told myself I did not want to purchase more than I could pay cash for(yeah, I told myself, but myself never listens!). I had the crazy idea of adding on in 25-50 point increments, paying with cash, but this news scared me into buying more at once. That is probably the thinking behind the whole thing...get those crazy DIS'ers to purchase in the next few weeks! ;)
 
Sometimes when I need a Disney fix I watch the DVC DVD and I noticed that on the newer one they never show people with 150 points. The sample vacations that they show I believe are for 230 points. I wonder if they are trying to increase sales by not having closing costs on bigger contracts like Mic said.
 
I just added a second contract today and asked my guide about the upcoming closing costs. He stated that it would be fixed, at about $200, for new members. He stated that it would not apply to add ons or existing members buying new contracts.

That is good news. It would have really added to the per point cost of those small add on contracts.
