Disney Riviera Resort

Hmmm... ... but Boardwalk is a success, no? Are we so sure they wouldn't repeat? Not as elaborate as everything at Boardwalk -- I don't think that's necessary...

Boardwalk has been half empty for parts of its history...and it was built 20 years ago.

What about dvc makes you think they'd even try it today?

That was around the price after incentives for contemporary/ak when it went on sale...my Saratoga was $73...I think...6-9 months prior.

So you do the math...walk away price at wilderness is like $155 or so now...

Good deal?
I don't think we paid under $150pp for BLT direct from Disney. But we do have the snazzy tile there by the fountain... ;)

Like I said before having worked in timeshare: I don't think anyone should buy expecting appreciation. If it happens, bonus.

"parts of its history"... every time I try to book Boardwalk it's packed! When in its history has it been half empty? And is that relevant today?

BLT went to $104 shortly after opening but stayed there quite a while if I remember.
 
Yeah 8 sounds a little short-- maybe it will keep people from being able to look down into the back lot areas of epcot...? but the views certainly won't start till 5 or 6........ views of what? I guess world showcase?

I looked at the artists rendering again and sure enough..:it's a dumpy kinda building...

They're trying to get the view of Epcot without the line of sight into the service areas...trying to balance it.
 
The amenities...not the rooms. Where talking about the amenities.
Ah -- gotcha'! Like I said, I don't think DRR would need the elaborate area that BW has. My thought is nice TS, some QS, couple of shops (like Contemporary, maybe), decent pool. Then add that "express" gondola service I have totally made up in my head, and I'd see more "deluxe" value here.

If you paid that much...you way overpaid...blt sold 2007-2010 ish.

On this topic of exclusivity, eliminating non-dvc guests entirely would be troublesome. Specifically, the exchange programs are predicated on Disney's ability to rent villas for cash in order to cover the cost of cruises, international resort stays and other non-DVC point uses. If we don't want any Riviera rooms rented for cash, it means Riviera owners would be banned from using points for any of those non-DVC destinations.

Exclusive amenities would be difficult. Closest thing currently in place is the rooftop lounge at Bay Lake Tower. If memory serves, that's not supposed to be accessible by cash guests--only DVC. But you can't make a pool exclusive. Even without exclusivity, the resort's restaurants will be touch-and-go at a 300-room DVC if for no other reason than every villa has a kitchen or kitchenette. DVC guests don't dine out like hotel guests do.

Yes... we paid... but that was a long time ago and I don't actually hold all of that in my head. :) We don't hold it on our B/S -- we assume zero value -- so I'm not looking at that stuff on a regular basis. We bought BLT in 2009 -- so I assume we paid whatever the going rate was then.

It's not that rooms couldnt be sold for cash. The exclusivity is the resort itself is limited to those staying at the resort. Pool/restaurants/shopping and eliminating ability to rent points by needing to show membership card

Also DVC guests don't quick serve as much but they do TS
