Debating DVC Purchase

This is really good info though. I PUSHED for late August but 90F+ with masks and 2 young kids wouldn't fly. I believe Labor Day Day week is swamped too. The discount won't change the point structure of the rooms, correct? Or, you are just using that data to show value?

If you can only rent for $14-16PP, is there any purpose to buy direct @ $19PP?

Points are being rented in the $14-$16 range in plentiful supply because of COVID and excess points. I saw plenty of people renting for $17-$19 / pt prior to all this with $14-$16 being somewhat common for 7 month rentals, SSR and OKW.

The rental agencies rent for $19/$20 / pt.

Personally, I will not rent points from another person or an agency. I like to have the control over my reservation and no fear of loss in the event of a cancellation. That's just my own comfort level. So, while it seems to be the measure of comparison on these boards (and obviously for a lot of people) I only compare my costs / savings / value/ whatever you want to call it to cash prices thru Disney. I do always assume a discount, but TBH, our resort of choice was POR and it was getting excluded from a lot of the discounts (and free dining promos) as we were buying DVC. I assume I would have chosen an alternate resort to use the discount / promo, but it just makes me happier with the decision to buy DVC.

So, all of that to say, the gap between DVC and cash thru Disney is my measure of comparison, and is usually still significant enough to make DVC worth it (to me). So, a DVC studio @ 15-20 points per night @ $19 / pt is $285 - $380 / night cash equivalent (to me). Personally, I rarely "spend" more than 15 points per night, so $285 is still beating or in line with my POR stays and that is good enough (for me)*. Again, we go back to... Do you need a good deal or the best deal (to be happy)?

*Disclaimer: I did not spend 10's of thousands to buy in and I'm not actually at $19/pt based on my actual purchase. I have a blue card and use Gold APs which also adds to the value of DVC for me. I also own at and totally enjoy staying at BWV in studios that are "cheap" . Your experiences, level of comfort and opinion may be different than mine. :goodvibes
 
BTW, Member Services booked me a split stay between 1BR SV and Studio SV for 208 points as the 'Welcome Home' visit. The room change occurs on my daughter's 4th birthday. I assume Disney will move the bags to the new room, no? The ticket perk (4+2) ends late Sept. As a DVC owner, I get rack rate?

No. You can choose to do a point transfer. But that's restricted -- It can only be done once per year. So you can only receive or transfer points 1 time per year, which can make it tricky. If you rent from another person, you basically do it as a split stay-- you rent with your points. Then they tack on to the trip with their points.

May and November are ideal weather certainly. Pulling kids out of school is simple when they are young. As they get older, becomes more more difficult. We haven't pulled them out since my oldest was in 2nd grade.

The nice thing about owning DVC and living on the East coast -- Since it's a relatively cheap and short flight, as your kids get older, you have the flexibility to do more frequent short trips. And Jersey week is definitely a good time to go. The effect of Jersey week on crowds is exaggerated.

Yes, they will move your bags during a split stay. (though I've never actually heard of a split stay within the same resort but assume it would be the same).

Yes, you can use the 4+2, as long as part of your split stay has 4 nights in 1 reservation.

Rack rate for what? If you need to book a cash room, go through member services and you will get a discount off the rack rate. They don't often publish the discount unless it's a specific promotion, but you do get a discount. I've usually heard about 25% off rack rate. You can also book for your friends and family at a discount by calling member services.

Yes, regular tickets are regular rate. But you're not required to buy through Disney. You can get your tickets through a ticket broker for slightly less.
The "ticket discounts" typically available to DVC are in the form of discounted annual passes and discounted party tickets.

Disney didn't raise prices significantly in 2021... so not surprised to see a bigger increase for 2022.

Is the discount on cash rooms only for blue card members, or can resale members get it too? I don't foresee us using past our points in the near future, but would like to know just in case.

I absolutely love 1 br.s, they don’t represent the best ‘value,’ but all that extra space to spread out in, the spa tub, and how easy it is to just throw a load of laundry in (pack some detergent - I bring pods,) = worth the splurge to me.
Bell services will assist you in moving your luggage. You can call down the night before your move to schedule them to come to your villa to pick up your luggage, or you can call that morning, you must be in your villa to hand off your luggage. When you return presumably after going to a park and check in to villa #2, call down from the villa and they’ll bring your luggage to you - you must be present when they deliver the luggage. I always tip. Alternatively, you can wheel your luggage down to the bell services desk as you leave on the morning of your move, they’ll store it, then once villa#2 is ready you can swing buy to pick up your luggage on your way to the new villa. Again, I always tip whoever stores/retrieves my luggage. I’ve done it both ways, if I’m impatient I just wheel it down/up myself rather than hanging around the villa waiting for bell services, if not, I call for them to collect/deliver it from/to the villas.

WDW Ticket said that there was a price increase during summer of 2020 (COVID) which explains the $80 per ticket increase for the 6 day ticket. They gave me a 1 time 50% reduction for $40 per ticket. The Internet price history sites are unaware of this I guess....
 
For example, my next trip is RIviera 8/14-8/22 (we actually love August for longer hours and fairly low crowds, just have to avoid the sun midday)

1 bedroom preferred view is rack rate of $9187. It would be 422 points. So that's $21.77 per point. BUT, summer room discounts will likely be available. So if there is a 30% discount for Riviera.. then it's just $15.23 per point in value.

We are actually doing a 2 BR preferred view: $13151, 525 points, so $25.05 per point -- If there is a 30% discount, then $17.53 per point.

And by far, the best bang for buck is studios: Studio preferred view is $6035 or 194 points, for a whopping $31.10 per point. Even if they do a 30% discount for summer, that's still $21.78 per point value.

ok, I get it now....Disney charges outrageous rack rate prices for RIV to make the sale and use of DVC points seems like a killer deal.

Who would seriously spend $6,035 for a week in a studio at RIV or $13,151 for a 2 bedroom???

Agreed. Nov wasn't as bad as other times I've been there. There's not many truly quiet times anymore.
 
I called 800-800-8900 instead of 9800 and some woman asked me if I liked to my *** to be spanked. Not gonna lie -- I was debating to see where that would lead as I have a ton of funnies but it's too early and my wife was on the phone. So, on hold waiting with Member Services. I just realized my free 3 year old is now 4 and no longer free so I need another ticket. The 4 + 2 deal is for September and not November :( blah.

Haven't heard of this in my research. Can you book for family and friends at a discount only while you are staying on site as well?
 
Straight out, if CBR is your 'go to' destination for hotel and you're fine with CBR than you do not need DVC. When the kids were little we loved the FW Cabins because MK was a boat ride away and that was all they wanted to go.
DVC makes sense if you want to stay at Deluxe Resorts or it makes you happy to be a DVC member.

In general, if someone is happy with a Value or Moderate Resort, there's no financial reason to buy into DVC.

That's the rack rates at all similarly situated resorts.... Which is why they end up offering 30-35% off discounts to the public all the time.

Looking at the same 8 nights at other resorts, rack rate, without tax or fees;
Riveria: 2 br preferred: $11,307
BLT, deluxe STD studio: $4,480
Riviera deluxe STD studio: $4694
GFV studio: $5,323
GFV 2 BR lake - $12,709
Poly Std studio: $4,517
Poly lake studio: $6,104

So all consistent with the point charts.. Riviera's rack rates are slightly higher than BLT, just like their point chart is slightly higher than BLT.
And RIviera's rack rates are a little lower than GFV and Poly, just like its point chart is a little lower than GFV and Poly.

No, that's borrowing.
Transfer is literal transfer, from another member in the current use year, to your current use year. They then become your points, to do whatever you want with.
Also, if you have multiple memberships (not sure why anyone would do this), you can transfer between your memberships. But again, only 1 transfer per year.

I am not sure if that is still the case. The rack rate on moderate rooms has gotten a whole lot higher in the past couple years.

Between what we booked for March 2019 (likely booked about when packages came out in summer 2018) and what is posted now was enough to push us to DVC. The prospect of staying in 1 bedrooms with a kitchen helped (picky food allergy kid).
