We put an offer in for a small VB contract this morning. Just wondering what is the lowest price DVC has let go without ROFR?

The bottom hasn't been found for almost 2 years now. Within the last 6 months contracts have passed at $35.

Is the contract you placed your offer the 75pt via TTS?

In April 2011, warranty deeds were filed and recorded with the Indian River County Clerk showing that DVD reacquired two Vero Beach deeds. The warranty deeds do not explain the reason why DVD reacquired these deeds, but a warranty deed is the vehicle used when DVD exercises ROFR, as well as when it buys back a deed because of some error on the face of the original deed.

Unlike the Orange County Comptroller's website, the Indian River County website does not display the sale/consideration amount on deeds. Thus, it cannot be determined at what price DVD reacquired these two VB deeds.

Ok thanks. We offered $37 and even if the owner accepts I figured DVC would ROFR. Maybe it will get through. No, it's not from the TTS.

Whereas both of those deeds you reference where held by the owners since
'95 and '99....my guess would be that DVD is continuing to extinguish by acquisition contracts that have subsidized dues.

According to a British buyer they just got a small contract for $33 per point.

Wow, I figured $37 was a stretch. It has most '11 points and we have to reimburse dues for this year but it's still a good deal...

Good point. I hadn't thought about how the subsidized maintenance fees may come into play when DVD decides whether to reacquire a VB deed. Since subsidized VB deeds pay $1.47 per point less in MFs than the non-subsidized deeds, it may have been a factor with these two deeds.

Seller accepted our offer. Paperwork is on it's way. I guess pretty soon we'll be able to say we own at Vero Beach...

Decided to take the second contract. Just too good of a deal. Me and duckie0517 have a TON of points now!!!!!!!!!!!!

Congrats on getting the seller to accept your offer & on the second contract they offered for sale as well :goodvibes Hope that Disney will not take too long letting you know if they will reacquire or not. Sending pixie dust your way that both contracts pass ROFR, post back how it goes pixiedust:

I hadn't realized points for VB were so low. Maybe its time to add more.

We're sitting in ROFR right now. We were told it would take 30 days. By the looks of all the other contracts that have passed we should be good. Just waiting....

And now you get the high dues payment. Good luck.

But if you want a Beach Cottage, you are in luck.

Amazing. If you are willing to stay at SSR when you go to Disney, or OKW (non GVs for both), or even BWV non-popular view, this is an absolute STEAL to buy points at this price and stay at WDW. Many people staying at SSR will have paid $100 per point, or around there, for the same thing. At these prices it may even make sense to use the points for the cruises (have not done the math on that)
