Current member adding on at ssr, can you anyone help me?

Hi everyone,

We currently own SSR 200 points with a December use year and looking to add 50 points. Here is the scenario....

I made an offer on resale for 50 points at SSR with December use year and it was accepted at $70 per point. There is only 1 point left for 2013 and 50 points coming December 2014. Do you think we will pass rofr?

Now today I called dvc direct and can do 50 points with a December use year at SSR for $123 a point. I know it's $53 more per point but I am guarantee to buy and they will give us full 2013 points.

What should we do?
 
You could rent points for $14 each (on the high side) so 50 points would be worth $700. You would basically be paying $2500 for the same thing + the benefits of buying direct which only seem to be the ability to book cruises and the Disney collection, which aren't worth that much.

The other benefits to buying direct are usually fast turnaround and the ability to get the use year you want and you seem to have those already covered with your resale purchase.

Lastly, would you really back out of the offer you've already made that was accepted?
 
We just closed on OKW 60 pts @ $80 each. That $50 per point - or $3000 - savings always makes the resale process worth it in my mind. I feel your offer will pass ROFR but you never know what the mouse will do. I would wait out the process, the savings are too much to not wait 30 days. Good luck!
 
The only reason I would back out is the resale company said the odds of it passing are slim to none so don't want to waste anyone's time

Wondering why the negativity. $70 pp for SSR with only 1 point available with all points coming in Dec seems like you have an above average chance of passing ROFR.
Also if you already made the offer and it was accepted then you have nothing to lose by waiting it out and seeing if it does pass ROFR, if it doesn't then you can still go to DVC and buying direct.

I agree with this. Wait it out. You may save some money. ;)
 
Does anyone know what SSR is going for through rofr?

Reason I ask is my neighbor just made it through on AK for $57 per point which seemed very odd but maybe that's correct
 
I would think from looking @ the ROFR thread that you have at least a 50/50 chance of passing. It's a thread right here on Purchasing DVC.
 
Just wait it out. The resale company must be hoping to get you to increase the offer.

The one and only thing about ROFR criteria is that I do think DVC prefers to get larger contracts since they can split them up. I think odds are good for you to pass. You have an accepted offer for the number of points and UY that you want which is the hard part. Might as well give it the 30 days and see what happens.
 
If you don't need the points to book something soon, then I would wait and see what happens with ROFR. Buying direct will always be available.
 
I don't know what company told you you wouldn't pass. I passed in December at ssr with some 2012 points all 2013,2014 points at 63/point. I am sure you will be fine at $70
 
I would not be worried about 70 passing. I put offers in with all the resale sites, and there are 2 that always says,,Well it might not pass at that price. I say great lets try and see. The latest was buyer wanted 300SSR at 80, and the broker tried to tell me that even a couple of dollars less that it wont pass.:rotfl2:. Needless to say, haven't closed one deal with that firm, but have with the others.:yay:

I think sometimes it isn't the price, rather the specific demand that determines if it gets taken or not. You may have a MAR UY that doesn't get taken at $65, and then a FEB UY that gets taken at $68. My guess is in that case someone was looking for a FEB SSR direct, and when DIS found a match, they took it.

I agree an unusual UY would change the circumstances but this is a Dec UY - still think it will sail thru ROFR

Disney did just take a 200 SSR for $69. PP a few weeks ago. But I think that was a shocker. Maybe it was the UY and it did have good points ......but still, it was out of the norm compared to what Disney has been waiving through. They have been waiving on high 50's to low 60's very recently.
I think you will be fine with a $70. PP offer. Just wait it out .......what do you have to loose ?

May I ask what Resale broker you have been using that said chances of a $70PP SSR resale contract would have a "slim to none" chance of getting through ROFR ?

I did go on a waitlist with Disney direct yesterday also and funny enough they called me today and said they had a contract ready to go @$123 per point.

The one thing I do like about Disney is I can finance it whereas with the TSS I cannot do to it being only a $3500 purchase.

There are a few companies that specialize in financing DVC /Timeshares. From what I have seen, their rates are better than Disney too !

Monera Financial specializes in resale DVC financing.
Timeshare Lending finances all types of timeshares including DVC .
Lightstream finances timeshares and DVC .

So, you decided not to go through with the resale? Because you couldn't finance a $3500 purchase? And you are paying (and financing) $2650 more with Disney's crazy high rates? :confused: Really?
