Are the prices going back up on the resales? A few years ago it seemed like the prices really dropped but I am seeing a come back.

Will they return to the higher prices again? Is now the time to buy a resale?

That's like asking where the stock market will be in a year. Lots of people make educated guesses but no one knows for sure.

The short term bump up was in response to DVC raising the direct pricing of the older resorts. There has been some pull-back from those prices more recently.

We know that contracts are worth zero at expiration. What happens in the short to medium term is uncertain.

If it were me, I would buy the resort and UY I wanted at a price that I was comfortable paying. I wouldn't try to time the market- rather I would time when I wanted to be able to use the points to reserve a vacation.

Would agree fully - we have been investigating for a number of years - and this last year the financials (for us) fell into place to allow a cash purchase.

We expected the market to hit a local bottom around the Christmas holidays - people spending money on other things - and some looking at their credit card bill realizing they've got to raise some cash by selling an asset (their Disney points). But that was about the limit of our "timing"

We found a contract with the resort/points/UY we wanted and paid a (I think) fairly low (not rock bottom, but not high market either) price for it. Over the course of the timeshare a couple of dollars a point at purchase are not going to be major value drivers - the MFs are really more important.

Of course, if you're thinking of direct - well, $50-70 a point IS a major cost driver.

Guess for the future - Disney inventory is down, Poly won't be ready for a while - ROFRs will increase - for Disney selling a ROFR at $50 above what they paid for it can't be all bad.
