Copper Creeks Resale down the road

I just bought a fixed week at CC ( a week in December). I am hoping I get my initial purchase price back whenever I go to sell.
 
That is a good question, what will the Copper Creek Resale packages sell for down the road? Being in the DVC Resale business for over 24 years it can be hard to predict future pricing. The big factor is supply and demand. I remember when Grand California was selling under $90 per point via resale. Now a days it sells for around $200 per point. If the demand is good and the supply is limited, the prices will go up. If there are a lot of listings available, the prices stay stagnate and don't change much. Currently the CCV are reselling in the $145 to $155 range, but when the location is sold out and more DVC members get to enjoy staying there, the demand should climb. Again future pricing is hard to predict and Disney's ROFR will play a role as well. My guess is resale prices will slowly climb over the years....just like Disney's prices will climb for a direct purchase.

As for WDW, Galaxy's Edge is going to keep that demand topped up leading into the 50th stuff being offered. I wouldn’t depend on a recession to change things for the foreseeable future.

Agree 100%. Don't see CCV going down in price anytime soon.. As a matter of fact, I don't remember BWV (have owned 19 years) having ever
gone down in price.. MAYBE stagnant.. (2008-2009 recession), but not down in price.. But, not an economist...
 
Not to get political, but there are reports that the current economic boom is sustainable for the next ten years. We shall see, but that is a far cry from an impending recession.
 
Be interesting to see a "breakdown" of prices of BWV from 1999-2018.. What was the price/point during all those years.. As a matter of fact,
be interesting to see a "breakdown" of prices for ALL Dvc from 2000-2018... Anyone have any websites where that would be??

Apolitically, a large component of the quarterly 4.1 GDP growth was a result of China shifting its purchase of soybeans from the US to Brazil. They announced the impending retaliatory tariffs back in March, so farmers expedited product out to a China and when China shut down the imports and soaked up Brazil’s supply, US product got moved to Thailand, Scandinavia, and other importers in a mad dash to get ahead of trade wars. Great for the last couple of months, but sustainable long term impact on GDP? Not so much. Presently soybean farmers are looking at 2009 levels for future contracts. It’s what happens when a customer who bought 60% of your goods goes to your competitor.

Consumer spending is going to your biggest driver of the economy. Q1 GDP numbers were revised down upon review of consumer spending trends. Some estimate they are at five year lows. If one wants to be rosy and look instead at GDI, great, but that number reflects corporate profits reflective of the tax cuts. Proponents of supply-side economics (looks @ziravan) will argue that this is the beginning of corporation spending which will in turn spur economic growth in wages, etc. But until a corporate tax cut bucks the historical reality, tax cuts for corporations don’t increase people’s wages. Which won’t boost consumer spending.

Unless of course you count corporations as people. :)

The thing about Copper Creek that I am academically clinging to is that it CCV has one of the smallest point totals (VGF smaller with comparable years and BCV/BRV smaller but with less than 1/2 the years).

This combined with inherent demand for Wilderness Lodge especially at Xmas, seems to bode well for CCV at least holding its value after the IPO is completed (barring and economic collapse).

Exactly how many rooms will be totally declared? Breakdown of studios versus 1-2 bedrooms? Any dedicated units? I have a GW in December with tub/shower bath. Are any of those dedicated studios?

All rooms will be declared by next spring.
 
I just read on another forum a total of 42 studios, some dedicated. I wonder if my fixed week is dedicated or not? I wonder if the bath options determine if those units are dedicated or not.
The 42 studios are the dedicated units. The entire resort will be 184 villas, broken down like so:

42 Dedicated Studios
20 Dedicated One Bedroom Villas
36 Lockoff Two Bedroom Villas
56 Dedicated Two Bedroom Villas
4 Grand Villas
26 Cabins

So there are 42 dedicated studios, plus an additional 36 that can be booked via the lock-off 2BRs (total of 78 bookable studios). I believe they are booking fixed weeks to the dedicated units that match up with the bath configuration in contract.

Hopefully you see my new thread and can answer further for me. Is there a map with the room locations per bathroom configuration? I am assuming I still need to request a room location when keeping the week as my reservation. Thank you for your info!!!!:worship:

If there is, I am unaware of it. I think that's a WIP thing at this point.
 
Just got off the phone with quality assurance. According to them, weeks sold are not guaranteed a “dedicated” unit. Hmmmm .......

While that makes sense to me (DVC doesn't want to limit their assignment flexibility if at all possible- remember the connecting issue at the Poly), chances are very good that the fixed week reservations will end up in a dedicated villa at CCV, since the fixed weeks are the first to be booked. AFAIK, DVC always books the dedicated villas first if they aren't a separate booking category (like the 2 bedrooms at BCV, for example). By booking the dedicated villas first, they maintain the flexibility to combine the lock off villas to book as a larger villa. This is the way is is done at the BWV - first bookings are assigned to the dedicated villas (studios and 1 bedrooms), before splitting up the 2 bedroom lock offs. The dedicated villas are not a separate booking category for members, but they do appear that way to MS. That's also why sometimes you can't stay in the same room when going from a 2 bedroom to a studio or vice versa, or are mixing a cash reservation made via DRC with a points reservation.

Anyway, if you want a dedicated villa (and that would be my first choice, too), chances are very, very good you will have one with the ixed week purchase.
