Does anyone know where to find a detailed listing of comparable comps sold and ROFR'd by date and by DVC resort?
Last week, I went into contract to buy 350 BWV points through one of the experienced DVC brokers offering several points over asking price. The resale listings were in range of $72-$85, with Disney reselling BWV for $115 I just found out today. The Disney DVC Sales rep I talked to today told me flat out that my contract with reseller to purchase their shares will definately be ROFR'd by Disney. I thought my offer was good, being 2 points over asking.
So I went back yesterday digging for comps on bulletin boards & forums - all could find:
2010: Disney ROFR'd on $78 on 150 points this last January and another 150 points at $79. They have passed all contracts with offers $80 and over that I could find. Wow, these timeshares hold their value pretty well midlife if that's the case.
So why all the lower priced resale listings? So I learned that it seems to work like this in the DVC Resale World: sellers need to sell, they list their points at the very low end of all the listings to grab attention, buyer comes along, makes full price offer or even better, and then Disney scoops up. I also learned yesterday from a sales agent, that Disney actually is currently buying back about 50% of all offers made - so buyers only have 50/50 chance! This came as a surprise to me when I thought my offer was a done deal being over the asking price, and thought that Disney only occasionally steps in to exercise option - no, they exercise their option all the time! WOW!
Before buyers waste time, how hard is it to maintain a list of comparables and provide the comps and the basic DVC ownership disclosures to potential ready and willing outside buyers who are ready with cash to buy resale?
