Canceling Room Only Reservation

I'm still crossing my fingers, but due to circumstances way beyond my control, our trip over Thanksgiving may end up having to be canceled. We have a room only reservation, and have paid one night. If we cancel, how much of that do we get back? Does it depend on exactly when we cancel (30 days out, etc.)?

Any info will be appreciated!

Room only: cancel 6 days out, you will get a full refund. 5 days or less and they penalize one full night plus tax (basically, your deposit). However, I have been told (although I have no direct experience with this) - that should you need to cancel the reservation in the penalty time, if you can reschedule your stay, you will not lose your deposit, they will just apply it to the new dates. (again, I can not confirm that)
